The Property
Living Area: The expansive living area is bathed in natural light with the original exposed stone wall in the kitchen area, the original glorious ancient flagstone flooring and new timber beams in the ceiling. The original features are perfectly complemented by sleek and timeless modern finishes; a Stv wood burner serves as a striking centrepiece, adding great warmth and mood, while a mild steel staircase with tiled treads leads elegantly to the first floor. The living room and dining areas flows seamlessly into the kitchen, ideal for entertaining and enjoying family life. Adorned with locally sourced Douglas fir hardwood flooring in the kitchen area and flagstone flooring in the living area, the space balances a charming rustic life with contemporary comfort.
Kitchen: The bespoke kitchen, fitted with Siemens appliances, is the centrepiece of the ground floor, combining high-end functionality with contemporary craftsmanship. The floor area is laid in elegant 300mm wide sustainable Douglas fir wood boards from our design partners Hiram based in the Black Forest in the state of Baden-W¼rttemberg in southwest Germany.
The cabinetry, by Lukasz Weglarz Joinery Forms in Poland, is made from MDF and birch ply sourced from the Tucholskie woods in north-central Poland, lending a distinctive character to the space. A modern extractor fan hovers above the hob, set against exposed oak beam trusses and the original stone masonry wall that provides the background to the extractor and hob area. Overhead, a gallery on the 1st-floor landing looks out over the kitchen.
Utility Room: Conveniently located off the kitchen, the utility room provides space for essential appliances, including a washing machine and tumble dryer, with a practical sink and countertop for added functionality.
Guest W/C & Shower Room-to be found through the utility room, an elegant walk-in shower enclosure, resin Lusso sink unit and wall-hung loo.
Bedrooms: All three bedrooms are located on the 1st floor. The principal suite is a private retreat, featuring vaulted ceilings and exposed beams that add warmth and a sense of history. The two additional double bedrooms on this floor offer ample space and natural light, each with high ceilings, ancient oak beams, and trusses.
Ensuite Shower Room: Tiled in beautiful, lush, oversized porcelain marble effect wall panels from Florim, founded in 1962 in Modena, Italy, one of the worlds great innovators in porcelain stoneware. The beautiful resin sinks/vanity units from design partners Lusso are a warm, minimalist design with LED-back lit mirror casting shadow-free lighting around each side. At the far end, the walk-in shower with a glass enclosure maintains an open feel to the room in this carefully curated bathroom retreat.
Family Bathroom: Including a gorgeous freestanding bath from our design partners Lusso and Terrazzo porcelain tiles from Margres based in Ilhavo, Portugal.
Including a generously sized walk-in rain shower creating a spa-like environment. High-end fixtures: including, Trusso tiling and thoughtful cabinets made Lusso, echo the elegance of the main bathroom, creating a sophisticated and calming space that complements the restful atmosphere of the principal suite.
Outside
The property features a private, landscaped garden, ideal for outdoor dining and entertaining, with sweeping views across the Herefordshire countryside. Currently presented as a simple lawn, it serves as a blank canvas, allowing new owners the freedom to shape their ideal outdoor space.
For those desiring a more curated, turn-key garden to mirror the designs shown in the CGI visuals and garden site plan, professional landscaping service is available to bring this vision to life, transforming the space into a lush retreat tailored to your taste.
Bo‘ offers the opportunity for countryside living with access to essential amenities. The homes will be ready for occupancy in May 2025, with off-plan reservations available now.

What Other Related Technologies Does PropertyHeads Use, and Why?
Tracking Pixels: Our advertising partners may use tracking pixels or similar technology to measure the success of the sponsored posts or other advertising products they use. A “tracking pixel” (also sometimes called web beacon, or clear GIF) is a tiny piece of code, invisible to the user, placed on a webpage or in an email and used in combination with a cookie, to link a given activity or impression back to the user; the advertiser includes it in its content so it can measure whether our members interact with that content (for example, by clicking to view an offer). We may set our own tracking pixel on an advertiser’s website so we can measure whether our members found the advertiser’s content effective or interesting, by tracking whether the sponsored post prompted members to take advantage of the advertised offer. This information helps us assess whether sponsored posts and other advertising offers are relevant and interesting to our members and successful for the advertiser.
