Property Description - The property is accessed via a composite door with glazed panels, opening into a welcoming entrance hall. The well-proportioned lounge features stylish wood-effect laminate flooring, which flows seamlessly into multiple rooms throughout the property. A prominent chimney breast houses an electric fire, and large windows allow natural light to fill the room while offering a scenic view of Coed Y Gopa wood.

In a thoughtful redesign, the kitchen has been relocated to the rear of the bungalow, enhancing the property's functional flow. It boasts a mix of wall and base-mounted units complemented by a tiled splashback. Integrated appliances include an under-counter fridge, an electric oven, and a four-ring gas hob.

Opening from the kitchen is a spacious conservatory with views of the rear garden. Laid with contemporary tiled flooring, the conservatory has an insulated roof, making it usable in both winter and summer. A paved ramp meets the level threshold of the conservatory door, ensuring easy access for wheelchairs.

The primary bedroom is a generously sized double room, continuing the laminate flooring theme from the lounge and hallway. It features semi-fitted wardrobes and an additional storage cupboard housing the hot water tank.

The second bedroom, positioned at the front of the property, enjoys dual-aspect windows and ample space for a double bed and additional bedroom furniture. It also includes a cupboard where the gas central heating boiler is located.

The contemporary bathroom is fully tiled with an ornate border. It features a bath with an above-bath electric shower, while the hand wash basin and WC are integrated into one unit with storage options.

The rear garden, primarily laid to lawn, enjoys a sunny southern aspect for most of the day. A patio area at the rear of the garage is ideal for outdoor dining, while a mix of timber fencing and mature shrubs ensures privacy.

The single garage has been extended into two sections. The rear section is a versatile space that can serve as a utility area, craft room, or home office, with plumbing available. The front section can be used traditionally for storage.

Additional benefits of this property include off-road parking, gas central heating, and double glazing.

A key selling point is the property's prime location. Situated "on the flat," it is within easy walking distance of the local doctors' surgery, Pentre Mawr Parc, and the award-winning Pensarn Beach. Abergele town centre, with its library, butchers, florist, and various shops, cafes, and pubs, is just a short stroll away. Outdoor enthusiasts will appreciate the numerous walking paths in Coed Y Gopa wood and Tower Hill. The A55 is within just a few minutes drive for those looking to explore the North Wales coastline.

Services - It is believed the property is connected to mains gas, electric, water and sewage services although we recommend you confirm this with your solicitor.

Abergele - Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
