Camelford is 5 minutes driving distance providing more town facilities and access onto the A39 Atlantic Highway. A planning application has been submitted to the Local Planning Authority (Cornwall Council) under reference PA23/00296/Pre-App, with a response dated 2nd May 2023. The pre-application proposal was for three residential dwellings, these three properties would have two parking spaces per dwelling, with gardens to the rear. The conclusion of the pre-application is In conclusion, following an assessment of your proposals, it is my opinion (the Planning Officer) that the proposal for three dwellings could be acceptable under Policy 3 of the CLP (Cornwall Local Plan), subject to the matters raised within the letter being addressed.

Prospective purchasers may view the pre-application advice via the Cornwall Council planning portal and must make their own enquiries as to the suitability of the land for redevelopment or other purposes.

Registration

Auction Payment
A 10% deposit (subject to a minimum fee of £5,000) will be required to be paid by the successful bidder upon the fall of gavel and at this point the contract is legally binding. The deposit has to be paid to Kivells as auctioneers and can only be paid in the form of a cheque or bank transfer.

This deposit is also payable for all lots that are sold prior to auction.

ALL bidders must only bid if they can make this payment.

Cheques must be drawn on a bank or branch of a bank in the United Kingdom, any other cheques may be rejected and it will the responsibility of the purchaser to ensure they have the correct method of payment available at each auction.

Buyers Administration Fee
All successful buyers at Kivells Property Auctions should note that on exchange of contracts, a Buyer‘s Administration Fee of £2,000 plus VAT (Total: £2,400 inc VAT) is payable to Kivells on the night of the auction. This fee can be paid by either bank transfer, personal cheque or debit card.
