A surprisingly spacious and enviably located one bedroom garden flat, peacefully situated between Wood Street and the Village on Havant Road.

This charming property offers a whopping 900 square feet of space when including the garage, meaning lack of space is never going to be an issue here. To the front there is a light filled, dual aspect lounge, offering the perfect spot to relax after a long day. Behind it sits the kitchen, which is kitted out with a range of base and eye level fitted units with laminate wood effect counter tops, together with tiled splashbacks and flooring.

The bathroom is situated mid-point, and comprises modern three piece suite and fully tiled walls. Finally, the bedroom sits at the rear. This is a solid double, with swathes of build in storage, and has access to the rear garden via French doors.

The garden itself is courtyard in style and low maintenance, mostly laid with flagstones and with a small decked area directly adjacent to the French doors. There is additionally a generously proportioned garage at the end.

Living Here...

Once home to a number of cinema studios in the early part of the 20th century, Wood Street is once again becoming an artistic and cultural destination in E17. Stretching from Forest Road all the way up to Whipps Cross, it’s a dynamic, vibrant area, with plenty to see and do, as well as being only 20 minutes from the City thanks to the eponymous station half way along. Whether you fancy carousing with friends (try the cocktails at The Duke), enjoying a meal (we’ll have a Fiorentina pizza from Marilucia please), taking in the street art (Wood Street Walls), a game of squash, tennis or cricket (wander up to the club on Greenway Avenue) or simply stretching your legs with a wander around Hollow Ponds and Epping Forest, there is something for everyone here. And that’s before you wander in the opposite direction from your front door, which will take you to the neon lights of the Ravenswood and onward to all that Walthamstow Village has to offer...

In This Area - By Walthamstow Diary

Picture the scene - you are sat in a café, melting into the best hot chocolate you have ever had, watching Morris Dancers whack each other with sticks, whilst a man dressed as a giant ram chases after a group of kids. Wood Street is the kind of place where this sort of stuff happens all the time. As well as events and family fun days, you will also find a load of street art courtesy of Wood Street Walls. Visit Wood Street Indoor Market and roam its narrow corridors which are packed with antiques, vintage, and all sorts of curiosities. Why not visit Homies on Donkeys taqueria, browse through racks of vintage dresses at Gigi‘s Dressing Room or perhaps indulge in a City Spa Day at Y.Wait Beauty Salon. If you get hungry, The Duke pub is good for beer and burgers, whilst the Flower Pot is a more traditional pub and is fully equipped with pool tables and dart boards. Plus there’s Teras Turkish Barbecue restaurant or The Brothers Fish Bar, which are also popular local haunts. Hollow Ponds boating lake and Epping Forest are just a short walk up Wood Street – both are excellent places to exercise, relax and unwind.

In The Owners Words...

We‘ve loved living in this spacious and quirky flat. Cooking in the kitchen is a joy, thanks to the generous space - and even has a dishwasher (hoorah!) The garden is a real sun-trap and has been such a blessing during the lockdown. The garage is spacious and has a high voltage power supply - we currently use it as a make-shift gym and wood workshop. And it‘s rare to find a one-bed flat with so much storage.
The area is incredibly friendly - we‘ve felt strong community spirit on Havant Road, especially during this pandemic, and we will really miss our lovely neighbours. We love the location - a short walk to Ravenswood Estate for a pint in the sun, Wood Street Market for local crafts, rock climbing at Yonder, and long walks in Epping Forest - all just 20 minutes from Liverpool Street. The area has also been great for us as cyclists - with cycle lanes leading all the way into central London. When we first saw this place, we said it was our "dream home", and it really has been!
