Property
Originally a coach house to the adjoining Tye House Estate and converted to the present home in the middle part of the last century. Planning consent has been granted by Wealden District Council (Ref: WD/2019/0794/F) for an addition to the north end of the building and to detach it from adjoining property.

An oak front door opens into an entrance lobby with double doors through to the hall, off which is a well-proportioned sitting/dining room which has a brick fireplace, exposed beams and French doors to a raised terrace. At the end of the sitting room is a door to a single bedroom with en suite bathroom. The kitchen/breakfast room has fitted cupboards, sink, oil fired Rayburn with back boiler, tiled floor and walls. Beyond is a rear lobby, off which is a bedroom, bathroom and a games room with panelled walls, wood block floor, cupboard housing oil fired boiler and door to the front courtyard parking area.

There are 2 staircases to the first floor, one of which leads up to a spacious sitting room with views across the garden and fireplaces at each end, one of which is open and the other houses an electric fire, to the side of which is a door through to a bedroom. Beyond this is a landing with another staircase from the ground floor. Across the landing is the principal bedroom, which is an excellent size and enjoys fine views. From here a door opens into another well-proportioned bedroom.

Outside
A block paved drive with parking for several cars leads up to the property. An ornate hand gate at the northern end of the courtyard opens onto steps down to the garden and there is also a raised terrace on the eastern side of the house with a broad flight of steps down to the lawn. The garden is a wonderful size, with sweeping lawn, mature trees, swimming pool and pool house and several dilapidated outbuildings with scope for rebuilding and change of use, subject to planning consent. Beyond the garden are 2 large paddocks bordered by woodland.
