TENANT INFORMATION

We’re selling the home we’ve renovated and loved for the past five years (a growing family means we need an extra bedroom).

It’s a bright, airy three bed Victorian terrace that has been extended quite far to the back over two storeys, which means there is plenty of space. The living room and the kitchen are both large, and there is an additional downstairs loo. The lovely new upstairs bathroom has a powerful shower and a big steel bath.

The master bedroom looks out onto trees (there are no houses facing). The second bedroom is also a very good-sized double and looks over the garden. The third double bedroom, which we use as an office, faces south over the garden.

Downstairs there is a big living room with a working, period fireplace, lots of in-built storage, and French doors into the garden. The garden faces south with an apple tree, a pear tree, patio, grass, flowerbeds and a huge homemade shed.

We’ve appreciated the extra storage space in the shed, but it could be removed to expand the garden.We’ve renovated most of the house while we’ve been here, with the exception of the kitchen and utility room. The kitchen is unusually large for this type of terrace, but probably ready for modernisation, so it’s a good opportunity if you’re looking to put your personal stamp on things.

The big loft, which we’ve used for storage, offers potential to extend upwards, as other houses on the street have done.

Over the last five years, the house has had the following improvements:

- A new bathroom;- Electrics completely rewired (except the kitchen);
- Modernised central heating system;
- Renovated roof;
- Front exterior walls dry-lined and insulated;
- Original floorboards exposed, sanded and treated.

The location is excellent for shops (two minutes to the nearest corner shop, a Co-Op and Aldi supermarkets not much further), parks (Thomas Gamuel is 5 minutes walk, St James’ Park 10 minutes), and transport: buses direct to Blackhorse Road Station and Stratford/Westfield from a stop 2 minutes away, and loads of buses to Hackney and central London from Lea Bridge Road, 5 mins walk away.) St James Street overground is an 8-10 minute walk, and Blackhorse Road Tube an 8 minute bus or cycle. There is on-street residents’ parking.

We’ve found it a great base for cycling: Walthamstow’s ‘mini-holland’ scheme has surrounded us with lots of new, wide cycle paths and we’ve been able to commute to central London (50 minutes) and nip to Hackney (10 mins).

There are a lot of wide green spaces in the neighbourhood, too, including the Marshes, Walthamstow Wetlands, Lea Bridge Road Waterworks and Leyton Jubilee Park.
