Description:
Built in approximately 2009 and then extended by the current owners, Woodlands Farm House takes full advantage of its setting with wonderful open views and light. Designed by a local architect and using traditional materials, the property is extremely efficient to run with under-floor heating throughout, and carefully designed windows. The focal point of the property is the wonderful open plan large kitchen/breakfast room, off which is the dining room, drawing room and garden room to the east and the sitting room to the west. This room, together with the drawing room and dining hall all enjoy far-reaching south-easterly views.

The bedrooms have been cleverly designed to take full advantage of the south-easterly light and are well laid out over the lower ground floor. In addition, approached from the sitting room via a staircase, is a self-contained one-bedroom annexe with separate front entrance.

Woodlands Farm Stables is a superb equestrian set-up with a large American Barn that houses 27 loose boxes as well as a secure tack room and staff room. To the eastern end of this structure is a staff room, which in turn leads through to a sitting room, kitchen and shower room. Located a short distance away from the stabling is Woodlands Lodge which comprises a sitting room, two bedrooms, a bathroom, a kitchen and a boiler room.

To the south east of the property are three small paddocks whilst the remaining paddocks are located to the north. In addition, there is a six bay barn and a further barn which is used for storage of machinery but could act as a hay barn.

The property is approached through secure electric gates with ample parking both to the front of the house and next to the stables.

The majority of the property is permanent pasture with post and rail fencing and turnout paddocks. In addition, there is a four Furlong Martin Collins Polytrack Gallop, numerous grass rides, a horse walker, lunging pen as well as an outdoor manège, 60m x 30m, with a Martin Collins Activ Track surface.

The occupation of property is limited to persons involved with equestrian and agricultural activities.

Woodlands Farm House and Stables is situated between the villages of Aldbourne and Ramsbury, approximately 5 miles from the market town of Hungerford. Just to the north lies the Lambourn Downs, which is renowned as one of the prime racing centres in the country. The house is surrounded by stunning countryside, in an Area of Outstanding Natural Beauty.

Communications are excellent with the M4 (Junction 14) lying approximately 6 miles providing a direct route into Central London or to the West Country. Mainline railway stations can be found at Hungerford and Newbury, giving a direct service to London Paddington taking approximately 64 minutes and 41 minutes, respectively. Heathrow Airport is approximately 55 miles, along the M4 motorway.

Local amenities can be found in the village of Ramsbury, which include a shop and post office for everyday amenities as well as two pubs. Further afield, Hungerford, Marlborough and Newbury provide comprehensive facilities including restaurants, hotels and well-renowned supermarkets. To the north, Lambourn offers specialist Equine Veterinary Centres and tack shops to cater for the Equestrian Community.

The surrounding countryside has numerous public bridleways and footpaths. Sporting facilities in the area are first class, with racing at Newbury, Ascot, Windsor and Cheltenham. Golf can be found at numerous local courses, including Marlborough Golf Course, Doddington Valley Golf Club and the West Berkshire Golf Course.

There are also many highly regarded state and independent schools in the area, including Pinewood, Brockhurst and Marlston House, Abingdon School, St Helens and St Katharine‘s, Radley College, Marlborough College and Downe House, to name a few.
