Completed in 1939 for a successful Lancastrian cotton manufacturer, Croft House is a substantial period home, prominently positioned overlooking beautiful landscaped gardens on the edge of the village of West Marton – a location just some 6.5 miles to the West of the market town of Skipton - and from where there is ready access to the business districts of both North and West Yorkshire and the East Lancashire conurbation.

Offered for sale for only the second time in its history, this substantial stone built home exudes quality, confidence and grace so typical of the period; the sale providing a fantastic opportunity for an incoming family to acquire a beautifully proportioned home with delightful gardens and advantage of a paddock and additional grazing land – ideal for those with an equestrian or other space consuming hobbies.

Croft House is approached through the gardens by a sweeping driveway which leads to an expansive parking area, beyond which are a pair of generously sized double garages – one of which is integral to the house. A welcoming reception hall provides an impressive introduction to the accommodation which features three reception rooms, all orientated to the south and with beautiful far reaching views across the gardens. A well-appointed kitchen with a comprehensive range of units by Smallbone of Devises is positioned to the side, and from there access leads to both a breakfast room and study - the latter quietly tucked away and ideal for home working. There are also ample cloaks and utility facilities to the ground floor, whilst a large basement offers additional storage and is home to a further utility and boiler/plant room.

The first floor accommodation is accessed from a large and gracious landing with library area off. Of the six double bedrooms three have both dressing room and en suite facilities, with those to the South and East of Croft House benefiting from the lovely open aspects. The bedroom layout means the house could easily accommodate guests whilst maintaining a good degree of privacy.

The grounds have seen substantial investment over the years and provide a spectacular amenity and considerable interest. A ‘plantsman’s‘ dream, they include sweeping lawns, well stocked boarders, manicured hedging, an enchanting sheltered rose garden and extensive shrub planting. To the West, beyond the rose garden, is a paddock with detached stock shelter. The land extends around the house with the whole, including the grazing land as shown on the attached plan, totaling approximately 7.6 acres (3.1Ha).

Croft House enjoys a highly desirable location – the house enjoying far reaching views across undulating Southern Dales countryside. For those who need to travel, many of the region‘s principle towns are within comfortable daily travelling distance. Leeds is approximately 33 miles away and Manchester only 42 miles distant. Nearby Skipton, a town regularly featured by The Sunday Times as being one of the UK’s most desirable in which to live, offers comprehensive retail, social and recreational amenities, as well as highly regarded state schooling. There are a number of private schools within easy daily reach. From Skipton railway station there are frequent services into Leeds, with regular onwards connections throughout the day to London Kings Cross. International airports are available in both Manchester and to the north of Leeds, whilst the M65 motorway can be joined at nearby Colne.

Mains water, electricity and drainage are installed. A three phase electricity supply is fed to the stable area and provides lighting within that area of the garden. A private borehole is used for garden irrigation. Twin oil fired boilers provide domestic hot water and heating.

The tenure of the property is freehold and Croft House is offered for sale with vacant possession subject to a grazing licence covering land to the North and East of the house and which expires on the 18th September 2021.

Vendors‘ Solicitor:

From Skipton take the A59 towards Clitheroe, bearing right at the roundabout shortly after Broughton Hall. Continue ahead through the village of East Marton and Croft House will be seen to the right hand side after approximately 500 yards, shortly before the road enters West Marton Village.

We enjoyed the landscaped garden as much as the house, the lawn made a big difference to the space. Security is very important to us so it was good to see secure parking. Thornton in Craven Community Primary School is closeby.
