The site is roughly one block west of I-355 at its full interchange at Ogden Avenue. Based on a review of current FEMA maps, approximately 45% of the subject site is located within a designated special flood hazard area. Overall, attempting to develop within a Zone AE is much more costly and approval is not guaranteed. As part of the sale, there is a drainage easement to the east of parcels 3 & 4, on Commonwealth Edison's property, which serves the parcel and will be transferred to the buyer. Zoning Information: There are multiple zoning designations, depending on the parcel with a portion being R- 1, Single-Family Residential District, a portion being R-4, Multi-Family Residential District and a small portion zoned R-3. Of the subject property, there is about 55% zoned R-4 (multifamily district), about 12% zoned R-3 (one to two family district) and about 33% zoned R-1 or R-4 in DuPage County, both of which are single-family districts.
