Description

A lovingly developed, utterly capacious five bedroom family home in the heart of Leytonstone. Semi-detached and artfully arranged over three floors, you have a wealth of sociable space, a plentiful array of vintage features and large, leafy outdoor areas. There‘s also a generous driveway and basement.

Leytonstone is known for its excellent local schools and here is no exception. Parents will be pleased to know that you have nineteen primary/secondary schools in a one mile radius alone, all rated ‘Good‘ or better by Ofsted. The ‘Outstanding‘ Barclay Primary is just a half mile on foot.

If you lived here…

You‘ll be stretching out in over 2,000 square feet of generously proportioned living space, with plenty of space for you and yours to come together for even the largest of gatherings, or alternatively for everyone to have room to do their own thing. It all adds up to the perfect family home for the most demanding of clans.

Your immense through lounge is fully thirty feet in length with the internal double doors thrown back, incredibly bright, light and airy thanks to the large bay window (with double glazed sashes) at the front and the double patio doors and glazed surround to the rear. Solid oak hardwood runs underfoot and it all adds up to an amazing hosting space.

Step back out into the hallway (itself pretty eye-catching with some gorgeous vintage tiling underfoot) and head for your 210 square foot kitchen/diner, another fine entertaining option, bright and dual aspect with a handsome fitted suite, eye catching splashback and direct access to your garden. And what a garden it is; a forty foot long lawn surrounded by a lush riot of screening greenery. Endlessly explorable and perfect for kids.

Back inside and the first floor is home to your first four bedrooms – the front master is a huge 200 square feet, bedroom two is another generous double of 145 square feet and bedroom three is a substantial single ideal for a child or home office. The storey is completed by yet another double bedroom and the family bathroom complete with tub and separate dedicated shower cubicle. Finally you have the loft master, a skylit 250 square foot bedroom with en suite bathroom.

Outside, and Leytonstone tube station is less than a quarter mile on foot and will get you directly to Liverpool Street (fourteen minutes) and Tottenham Court Road (twenty three minutes) via the Central line. Fancy getting back to nature? The wild blue and green space of Hollow Ponds and Epping Forest are just a half mile on foot. Take a stroll, have a picnic, or hire row boat and explore the waterways in the company of friendly ducks.

What else?

- You have a substantial side return, the large patio serving as a second garden, with a wonderfully secluded covered seating area.
- For your new local it gives us great pleasure to recommend The Heathcote & Star, a much loved gastropub just a half mile on foot. A little way beyond you have our sought after social hub of Francis Road.
- The large private driveway offers plenty of off street parking space, and drivers can be on the North Circular in around five minutes.

A word from the owner....

"I have lived in this house for 27 years and brought up my children here - indeed, the younger one was born in the front living room. This house is fantastic for a family. It‘s big enough for everyone to have their own space, yet you can all easily come together in the kitchen or in one of the living rooms. The garden‘s big enough for games, but also is a haven for wildlife - including the child-friendly pond, which has its own ecosystem and is full of tadpoles at the moment. Leytonstone is a really great place to bring up children. The roads are quiet and generally safe, the schools are good, and there are lots of family-friendly places to go. From the house it‘s easy to walk to Epping Forest, the Hollow Ponds, Wanstead Flats and Wanstead Park, and there are also some great local playgrounds. There are lots of fantastic cafes, either in Leytonstone itself or on Francis Road or across in Wanstead."
