Description

There is no doubt that what is now a charming characterful family home has a varied and interesting past. Formally known as ‘Hill House‘ there are records that show many uses over the years including the Parish Workhouse, private boarding school and also a ladies tailors.

The versatile accommodation is set out over three floors. On the ground floor there is a generous entrance lobby which opens to a large reception room which is currently used as a dining room. The sitting room is West facing with a large bay window and period fireplace. There is a third reception room which has two feature stained glass windows and exposed mahogany flooring, this room also benefits from a separate external door to the garden and would make the perfect work from home space. The kitchen and breakfast room are located to the rear of the house where you will also find a really useful pantry/utility room and a cloakroom with w/c.

On the first floor there are three double bedrooms and the family bathroom, the largest bedroom has the benefit of a bay window providing roof top views over the town and open countryside beyond. The bathroom has been recently re fitted with a modern suite including a panel bath with shower over, wash basin and w/c.

The second second floor is all one large bedroom with a dormer window providing more spectacular views over the town.

Outside, there is a charming courtyard garden with seating and patio areas and a brick outbuilding providing useful storage. The property also has a cellar, accessed from the utility room via a ladder which is currently used as storage. The gated driveway is to the side of the property and is extensive, providing parking spaces for several vehicles, this is a very rare but extremely useful feature for a property so close to the town centre.

Additional Information:
  • Period Town House
  • Four Double Bedrooms
  • Four Reception Rooms

  • Downham Market is one of Norfolk‘s oldest market towns and it can be traced back to Saxon times. The town has a good range of shops and a busy market on Fridays and Saturdays as well as a range of schools and nurseries including a college. There are many attractive houses and buildings and an unusual gothic black and white town clock. There is a mainline railway station that goes to London King‘s Cross (1 hour and 30 minutes). It is an ideal place for walking or cycling and the peaceful waterways are excellent for boating and fishing. Nearby at Welney is the famous Wildfowl and Wetlands Trust nature reserve, which is very popular with birdwatchers. In November the Festival of Swans is held where visitors can observe the over-wintering swans. King‘s Lynn (11 miles away) has an excellent variety of shops, supermarkets, places to eat, ten-pin bowling alley, swimming pool, football club, cinema, theatre and three impressive churches. There are many services within the town including the Queen Elizabeth Hospital, police station, fire station, primary schools, three secondary schools, college and a library. King‘s Lynn is connected to the local cities of Norwich and Peterborough via the A47 and to Cambridge via the A10. There is a mainline rail link via Cambridge to London King‘s Cross (1 hour and 40 minutes).
