Set back from the road in this well-regarded village convenient for Bury St Edmunds, Fornham Hall is a substantial Grade II listed house, dating back to the early 16th-century with later phases built in the 17th and 19th century. The house extends to just over 5,000ft1 and offers a versatile arrangement of accommodation that could well suit those looking for annexe/dual occupancy or simply as a large family house that adapts as the family requirements change through the years.

The different eras of building, from the earlier timber-frame to the Georgian proportions, all fuse together comfortably, with a good degree of natural light throughout, comprising reception hall, with tiled floors and door to the rear garden, an elegant double aspect drawing room with two full-height sash windows and open fire, a sitting room with wood-burning stove and a large amount of bookshelves. The dining room has a double aspect, located close to the Aga kitchen with quarry tiled floors and a painted shaker kitchen with oak worktops.

From the kitchen is access through a boot room to the utility room, boiler room and family room which incorporates the original timber frame and has views over the gardens. From the utility room there is through access to a ground floor bedroom suite, which has its own independent access, and could form part of a self-contained annexe.

There are three staircases to the first floor, with the principal accommodation from the 19th-century staircase, with a fabulous main bedroom with generous ceiling height, dressing area and large en suite shower room, three further double bedrooms with en suites and a family bathroom. There is a studio/sitting room on the first floor above the ground-floor bedroom which forms part of the annexe, with vaulted ceiling and small kitchen area and a further bedroom suite accessed from a staircase from the family room beneath. On the second floor is a useful attic room/den.

Outside
The property is approached from the village road onto a shared driveway, leading onto its own private and mature gardens which extend to just under 1-acre. There is a large circular gravelled driveway providing parking for numerous vehicles which leads onto a former coach house, incorporating a garage and fuel store. Furthermore there is a second large garage measuring 32’ x 18’.

The gardens have been beautifully kept and maintained, providing a large degree of privacy through all seasons, with a private courtyard, decked seating area with feature pond, and a large expanse of lawned gardens with a number of mature and attractive trees.

Services
Mains water and electricity. Oil-fired heating. Klargester treatment plant drainage system.

Listed Building Entry
House, formerly Fornham Hall Farmhouse. Early C16 and early C19. Irregular form, in 3 phases of building. At the north-west end, a one-and-a-half storey range, timber-framed and rendered with plaintiled roof, which formed the original farmhouse: 3-cell plan, with an internal chimneystack and plain red brick shaft. Various windows: some original diamond mullions in one gable wall; one flat-headed dormer. Side purlin roof, over a doubled wallplate. Extending south-eastwards from this range is a timber-framed one-and-a-half storey block added during the C17 and fronted in early C19 white brick. The principal part of the house is a 2-storey, T-shaped block added in the early C19, which doubled the building in size. White brick and slates, with the rear walls in rubble flint; string course; plain overhanging eaves. Small- paned sash windows in cased frames with shallow reveals: on the south-east gable wall the 2 ground-storey windows are very deep, reaching almost to ground level; on the main south-west front, 2 tripartite sash windows, one inserted in mid C20. 6-panelled door with sunk panels under a plain portico supported on square reeded columns.
