Description

FULL ADDRESS Brook House Farm, Mill Lane, Kingsley, WA6 8HH ?

COMMENTS FROM THE CURRENT OWNERS I would describe our house as a bit of a fairytale, we have made so many memories over the past 23 years. A bit of a gentle giant. A large house with a big heart. It‘s always warm and cosy especially with the Aga in the kitchen.

Great for parties and family get togethers. Inside or out in the garden. There‘s so much space you never feel on top of each other.

Perfect for families, it‘s such a nice place to live you feel in the country without being cut off. If you run out of milk it‘s 5 minutes walk into the village. The children were always independent and could catch the bus into Frodsham or Northwich to meet their friends.

No where is far away, we travel a lot and it‘s ideal to travel into Liverpool or Manchester with the M6 and M56 being so accessible and the mainline trains from Liverpool to London run through Acton Bridge which is 5 minutes drive.

One thing we will probably miss is when we look at other houses in rural areas usually they run on bottled gas, have a septic tank and no fibre optic broadband. Brook House Farm has natural gas, mains drains and fibre optic broadband. These are things you take for granted when you‘ve got them.

It was also great to know our dogs had their own secure garden area where they could bathe in the sun and they were also safe to run out in the main garden. The whole garden area is dog proofed which means a lot to know for pet lovers.?

BROOK HOUSE FARM *In person viewings available*

Brook House Farm is a substantial period Cheshire farmhouse with the original section dating back to 1495! Spacious and characterful rooms are spread out across 4,500 square feet of living space and the property is set in just under 2 acres of grounds and gardens.

This exceptional family home has three electric gated entrances and mature hedging providing privacy from the outside world, yet is only a short walk into Kingsley village centre.

As you step inside there is an instant feeling that this is a home of substance and quality. Original beams stretch across many of the ceilings and there are multiple spaces for a family to relax and entertain.

The main Drawing Room sits to one end of the Hallway and has windows overlooking the gardens and hot tub plus patio doors leading out. The heart of this room is a large fireplace with roaring log fire, the perfect room to entertain guests after dinner or for the whole family to gather.

A more cosy space is to be found off the inner hallway, the ‘TV Room‘ Snug is still of generous proportions and is a delightful additional living space. A formal Dining Room sits in between the two living rooms and there is a ground floor Cloakroom and Home Office with ample space for two people to work in comfort overlooking the garden and pond. Also leading from the inner hallway is a spacious Cellar which provides excellent additional storage.

To the other end of Brook House Farm sits a large and welcoming Dining Kitchen with living space. The secondary and more everyday entrance vestibule with original beamed ceiling and ample space for coats and boots for the whole family leads into the Dining Kitchen.

The heart of the Kitchen is a brick fireplace with Aga and there is ample room for multiple family members to enjoy the space with central island, sofa and dining table.

The central staircase of Brook House Farm is a feature in itself with beautiful turned wooden spindles, original beams which span across above you and windows looking across the landscaped gardens with Cheshire countryside beyond. This staircase leads up to the nearly 30 foot long second floor family entertainment Games Room and Bar. Accessible from here is the inner loft with side areas for storage.

Emerging from the beautiful staircase onto the first floor, there are a selection of doorways leading off to either side. Again, original beams span the ceiling above you and there are 5 double bedrooms, 4 of which are well proportioned with multiple windows pouring in natural light.

The largest of the bedrooms however and the most important for the eventual lucky new custodians of this fabulous home is a huge Master Bedroom, almost another living room in itself. Two large sash style windows provide open views to the front and a further window to the rear overlooks the gardens with farmland views beyond. This space, measuring over 25 feet wide is a sight to behold with fireplace and surround, room for large wardrobes and a dressing area plus an En Suite in the corner. This is the perfect place to get away from the hustle and bustle of family life downstairs.?

BROOK HOUSE GROUNDS Enjoying just under 2 acres of grounds, gardens and more practical storage and parking areas, Brook House Farm has a superb Freehold plot yet is a short walk to Kingsley village centre.

To the front is a wide horseshoe or ‘drive in, drive out‘ gravelled driveway with two sets of double electric gates. There is ample space here for several family cars. A mature beech hedge runs along the front providing privacy and delightful autumnal colours at the right time of year.

To the left hand side is a third double electric gated entrance which leads into a very large gravelled parking area and ultimately to the Garages and hard standing area. Perfect for more vehicles or those with hobbies such as classic cars, boating and outdoor pursuits.

Wrapping around the rear and over to the far right hand side of Brook House Farm are rolling lawned gardens with a vast array of mature trees and shrubs, an ornamental pond with bridge, sandstone patio and ultimately to the rear, splendid countryside views.
Separate from the main garden and hidden behind a mature laurel hedge you will find a greenhouse, chicken run and large secure area suitable for dogs to roam freely.

The current owners like to entertain and have held many incredible parties over the years and more recently their daughter‘s wedding with 280 people in the evening, marquees a plenty spread across the lawns and a professional fireworks display and pop up nightclub!

There are additional heavy duty power lines around the garden that facilitate large functions, all due to having a 3 phase electrical supply.

A more intimate patio space sits to one side of the garden with brick built hut, BBQ and pizza oven - the perfect place for catching the setting sun.?
