Description

GUIDE PRICE £800,000 - £825,000. This beautifully presented four-bedroom house sits just minutes from Leytonstone tube station. It is filled with an array of mouth-watering features. Displaying elegance throughout, this home combining styles from past and present to great effect. Early viewing advised.

It all begins with the aesthetically pleasing external presentation, featuring two bold and distinguished Victorian design stained glass panels to the front door. The hallway has reclaimed Junkers beech hardwood flooring, a traditional style two column radiator, cornicing to the ceiling and further along, a recessed coat hanging area also providing access to the cellar.

The front living space comes in the shape of a spacious through-lounge, which you enter through the Victorian architrave stepping onto the flowing French oak hardwood herringbone parquet flooring.

To the front, a double-glazed bay window with three-quarter length bespoke plantation wooden shutters and below another of those traditional style two column radiators. To the ceiling, there is detailed cornicing and spotlighting; however, the focal point has to be the exposed-brick fireplace chamber, with a salvaged concrete floating mantel, Rivenned slate charcoal hearth and a 5kw cream wood burning stove

To the rear of the through-lounge, there is continued cornicing, a traditional style two column radiator and double glazed doors opening out to the side return.

Completing the ground floor accommodation, a stylish kitchen/living area with painted Oak hardwood flooring throughout. The kitchen part of this space features white high gloss wall and base units, solid oak work surfaces with a double bowl Butler sink, and mixer with porcelain lever handle.

Moving through the room, it widens to the left, creating space for a dining table and chairs without infringing on the living space. There‘s a traditional style two column radiator, and near full-length triple bi-folding doors, connecting you with the rear garden, and offering a great source of natural light.

The 32ft garden has a synthetic low maintenance lawn, with concrete sections to the sides supporting a storage shed plus room for your outdoor seating and cooking arrangements. At the rear there is a raised area with herringbone paving, which combined with the rest of the garden and the bi-folding doors makes for the perfect place to entertain friends and family. There are painted fences to all sides, and the side return gives you more useable space, set up by the current owners as a child‘s play area.

Moving back inside and up to the first and second floors, where the luxurious theme continues, the owners have made significant changes to the home, allowing for a large family bathroom, which benefitted from a new ceiling when the works were carried out. A tiled floor marries up with brick-styled tiled walls, that sweeps around the bathroom suite. There is a walk-in shower area with a screen to one side, a twin thermostatic shower valve and a traditional chrome rose showerhead.

The white three piece suite consists of a traditional style slimline cistern with lever flush, a Savoy Victorian hand basin and taps with a chrome stand and glass shelf. To finish, a traditional freestanding bath with black claw feet and an Edwardian style deck mounted bath and shower mixer.

The first floor also has two double bedrooms, the biggest of which is located at the front of the property. Here you will find a light coloured fitted carpet, two double glazed windows; a bay window and a single; both to the front aspect, and each with a traditional style two column radiator beneath.

Bedroom two also features light coloured fitted carpet, a double-glazed window to the rear aspect, traditional style two column radiator, and two full height wardrobes either side of the chimney breast.

A staircase then takes you to the top floor, home to bedrooms three and four, plus an en-suite shower room, and it is worth mentioning that the roof was retiled during the loft conversion.

Bedroom three faces out to the front, with two skylight windows to help brighten up the room. There‘s a traditional style two column radiator, spotlighting to the ceiling and a hatch for storage in the eaves.

Bedroom three has an en-suite shower room, with herringbone mosaic floor tiling and a double glazed window to rear aspect. The suite consists of a contemporary style hand basin with minimalist chrome taps and filler, low-level toilet and a walk-in shower cubicle.

Across the landing you have bedroom four with a light coloured fitted carpet, a traditional style two column radiator, double glazed windows to the rear and spotlighting to the ceiling.

All in all, this home has much to offer; the well-considered layout designed with family life in mind.

In terms of the location, you are five minutes from Leytonstone tube station. Should you fancy a Sunday roast dinner and a glass of something cold, you can pop round the corner to the Heathcote and Star public house. The popular Francis Road area, with pedestrianised shopping, is easily accessible and well worth a visit after your viewing.

Here‘s a few words from the sellers……
We moved into the house back in 2014 as a recently married couple able to take full advantage of it‘s proximity to Central London, as well as the many local bars and restaurants.
Getting away for the weekend is pretty easy too, with easy access to the M25 and nearby airports.

Two years ago, we became a family of three, and we‘ve had fewer weekends abroad for sure, but we‘ve started to get more out of the incredible green spaces that are within walking distance.

The community has changed a lot in the time we‘ve lived here with lots of new businesses opening up on our doorstep, complementing longer standing local establishments.

Our longest standing neighbour has become a good friend, and our newest neighbours have just moved in following a renovation. They are a lovely family, and we‘ve really enjoyed getting to know them. It‘s a shame we‘ll no longer live next door.
