Description

This stylish three-bedroom terraced house presides over a quiet Victorian lane in Tottenham. Rich in period detail but seamlessly remodelled to suit a growing family, this home strikes the perfect balance of tradition and convenience.

Brickworks Says

This picture-perfect Victorian home has been restored to showcase its myriad period delights, without sacrificing the 21st-century must-haves that make family life a pleasure. Fresh and bright, with a brilliant flow from room to room, this house exemplifies the best of what we love about period homes.

Herringbone parquet floors create a beautiful canvas for any style. Modern pieces sit next to antique finds. Marble worktops and an original brick hearth soften a skylit kitchen extension. A spindle staircase, Minton tilework and glimpses of stained glass set off crisp finishes. The outcome is a harmony between the old and the new, between the details and the whole.

Tucked between Lordship Recreation Ground and Walthamstow Wetlands, Ranelagh Road is neatly-positioned for various family-friendly activities including rambling walks along the River Lea. It‘s also a stone‘s throw from the Overground and some of the neighbourhood’s latest (and greatest) cafes and pubs.

The Owners Say

The area has improved massively in the six years we‘ve been here. When life returns to something like ‘normal‘, there will be so many places to explore: True Craft for pizza and wine, or Craving Coffee for the pop-up restaurants they host; Blighty for brunch on Saturday, or the Cafe at Walthamstow Wetlands or the Riverside Cafe. And on Sunday, there is the brilliant, food market by the town hall...

The hub in Lordship Park is also excellent. They do yoga and lots of different classes and serve decent food as well. It‘s a great spot for kids to let off steam while you grab a coffee and a bite to eat. And as the house is a five-minute walk from the local leisure centre, the options for child-friendly distractions are varied and bountiful.

Points To Consider

The EPC gives a current Energy Efficiency Rating: C & Environmental Impact Rating: D.

In Haringey Council, the house falls into Council Tax Band D (£1,705 for 2020/2021).

The house has been completely renovated over the last six years, including installing a new boiler and replacing the windows with timber sash double-glazed models. The kitchen, utility room and WC downstairs are the newest additions, completed in 2016.

Tottenham has come a long way, and it keeps getting better, particularly for families. There are heaps of things locally to do to keep the mini-beasts occupied. But it‘s not all about the little ones. The success of Beavertown Brewery has meant an explosion of micro-breweries, closely followed by a growing number of pubs, bars and restaurants, making it an exciting corner of the capital to live and work; young or old.
