Description

Guide Price £500,000 - £ 550,000 Ideally located, this fantastic two bedroom house is positioned close to Francis Road, a hub of activity and community spirit. The house is also a short walk to both Leyton and Leytonstone Tube Station, making it a great location for commuters or those who want to explore further afield. This house is ideal for an individual or a couple, and could make a lovely first family home.

Entering the property through the front door with its beautiful inlaid glass feature, you come through a small entranceway that provides a handy space to hang your coats. This opens up into the extremely generously sized reception room – which, with its large front-facing bay window, and a window looking out onto the garden to the rear, is quite literally bathed in sunlight. This space is truly abundant, with more than enough room for a lounge suite, your entertainments units, a coffee table or even a dining table. With a hardwood flooring underfoot this is the social hub to this home. There is plenty of opportunity to make this space your own!

Passing through to the end of the living room is the entrance to the kitchen. The décor in this room is elegant and simple; rustic tiling is met with sleek grey walls and modern white cabinets. The white kitchen units are overlaid with a lovely light grey countertop, and the walls are partially tiled in white. This is another room with fantastic lighting thanks to a large window. You gain access to the garden through a door to your right hand side as you enter the kitchen.

Talking of the garden… let‘s explore! Laid to paving, it‘s the ideal and practical space for a relaxing coffee or even a barbecue; there‘s more than enough room for a table or outdoor seating, making is another wonderful social space to enjoy on finer days.

Back inside the kitchen, and moving through to the far wall is a compact space ideal for a washing machine, with an additional shelving unit built into the opposite wall, this space could certainly prove a helpful little amenity for you. Past this space is the bathroom, delicately tiled with a cream wash pattern. It holds a three piece bathroom suite, including an over-bath shower. The floor tiling matches that of the kitchen, resulting in a lovely sense of continuity and flow through this area.

Moving back into the living room area, you‘ll find the staircase on your right hand side, with lovely deep ochre wooden panelling. There is an additional storage space under the stairs, so you can keep the living room clear of those bits and bobs you don‘t need on display. The wooden bannister is met with a quaint floral carpet, alongside a stair rail running up the staircase. As you reach the landing, on your left you‘ll find the smaller of the two bedrooms, which looks out over the garden at the rear. There‘s more than enough space in here for a double bed, alongside a wardrobe, desk and bedside table. This would make an ideal guest room, although it could easily be purposed as an office, nursery or children‘s bedroom – whatever works for you.

Next door is the main bedroom. It‘s a generously sized double room, with two windows facing out onto the street to the front of the property. The lighting gives the space a lovely airy feel, which is only improved by the simple, clean and white décor. With such a large space to populate, you can easily fit a comfy double, a wardrobe, dresser, bedside tables and even a desk – there are so many options that you have total free reign to put your personal stamp on this wonderful space.

Not only is the house impressive in terms of its interior, but it also benefits by offering you a genuine prime location. It is within walking distance of both Leyton and Leytonstone Central Line Stations. It is also within easy reach of Leyton and Leytonstone High Roads - offering numerous bus routes, shopping, and places to eat and drink, from hearty gastro pubs and cuisine from all over the world, to a range of chic and trendy bars – there really is something for everyone. Even closer by is the ever popular Heathcote, an excellent pub to meet up for a drink. And it does some great food. The newly opened café Unity is also proving to be a popular new addition to Richmond Road.

The house is also close to lovely open green spaces. As it is situated in between Wanstead Flats and Hackney Marshes, there are plenty of opportunities for those who really want to feel close to nature. More locally there are also several parks, including Coronation Gardens and Sidmouth Park.

Currently rented, this property has been maintained to an excellent condition and could truly be the perfect new home for you. In an ideal location and with a fantastic sense of space, how could you not give this lovely house a look?!

What the seller says...
I loved this house from the moment I first saw it. It always felt like home, filling me with a sense of peace and relaxation every time I walked in through the front door. It‘s a quiet street and the neighbours on both sides are lovely. One of the things that I really loved was how easy it was for getting into London and getting away from it, and for making the most of the local area.

Leytonstone is a lovely area. It is quick and easy to walk or cycle to, and there are a range of pubs and shops. The area had a lovely sense of community when I lived there, with locally run events. Leyton is similarly an easy journey, and anything you can‘t find in Leytonstone, you can surely find there.

When I lived in Oakdale Road, I often walked further afield to Hollow Pond, which is serene and beautiful, and is a great way to unwind at any time of the day! The property is only a few miles from Stratford, which has become such a thriving and interesting area. It is only one stop on the tube or you can even walk it. Brilliant!

Transport links into London are easy. The tube is fantastic, and there is a night bus to Leyton. And being near the A12, it is easy to get out of London if you need to escape.

The house was a fixer upper when I bought it, and I poured a lot of myself into making it a fantastic place to live. The whole house has been rewired and replastered, the bathroom and kitchen were replaced, and new windows and loft insulation were added. When I moved in, the garden was a jungle of weed. I loved my garden, and during my time there, I turned it into a beautiful place to relax in the peace and quiet.

Sadly, during its time as a rental property the garden has been paved, but I can tell you that beneath that paving is the most fantastic soil and the garden is a sun trap in the afternoon! So, if you wanted to return it to garden, you won‘t be disappointed in the results you can achieve!
