Description

This bright, detached property is peacefully located at the end of a quiet cul-de-sac in the much-admired area of Teg Down. The house has a super range and balance of accommodation and is incredibly bright thanks to lovely big windows. There is ample scope for further extension subject to the relevant planning permissions.

The principal ground floor accommodation is accessed via an internal porch which in turn leads to the hallway which has storage under the stairs. To one side of the hall is a welcoming sitting room which is very bright thanks to large windows and has a fireplace containing an electric fire. A door from the sitting room leads to the extended dining room/family area which is at the rear of the house enjoying lovely views over the garden from its two large windows. The kitchen lies alongside, and offers ample cupboard space including a larder. As the kitchen is conveniently positioned adjacent to the dining/family room, it could potentially be knocked through to make a large kitchen/diner if so desired. Beyond the kitchen there is a garden room, with door to the garage, access to the garden, two useful storage cupboards and a downstairs WC off.

The first floor is reached by stairs from the main hall and features three well-appointed bedrooms, two of which are doubles and one single. Bedrooms one and three benefitting from built-in wardrobes. There is a good sized study/dressing area adjacent to the second double bedroom as well as a useful built-in storage cupboard. A smart bathroom completes the first floor accommodation.

The wonderful, mature south-facing rear garden is a great size and mainly laid to lawn, with a patio area directly outside the rear of the house. The garden enjoys a selection of plants and flowers, and a small orchard including cooking and eating apple, pear and cherry trees. A useful side shed, workshop and greenhouse give storage facilities, as does the integral garage. A driveway to the front provides off road parking alongside a low maintenance front garden.

Location:
Conveniently positioned for the city centre with its high street shops, boutiques, Discovery Centre, coffee shops, public houses, restaurants, theatre, cinema, museums, the mainline railway station and, of course, the City’s historic cathedral. Crouchers Croft is noted for its proximity to the Waitrose store at Weeke, Doctor’s surgery and pharmacy as well as the other local shops on Stoney Lane and the playing fields at the bottom of Dean Lane. The property is in the catchment area for very good local schools, namely Weeke Primary and Henry Beaufort Secondary, and Peter Symonds Sixth Form College is also close by. The M3 motorway, A33 and A34 are also easily accessible from this location.

Directions:
From our office in Southgate Street, turn left at the traffic lights into the High Street. At the mini roundabout turn right into Upper High Street, then left across the railway bridge. Turn right into St Pauls Hill then straight across the roundabout at the bottom of the hill into Stockbridge Road. Continue down Stockbridge Road across two more mini roundabouts, then take a left into Dean Lane. Take the second left into Teg Down Meads, then the fourth right into Webster Road. At the end of the road turn right onto Sermon Road then the first left onto Crouchers Croft. At the t-Junction turn left and the property can be found directly in front of you at the end of the road.
