The Property - This smartly presented detached house was only built three years ago and benefits from the high standards of energy efficiency now required. Indeed, we understand that the levels of insulation exceed the requirements of the Building Regulations and this, together with the solar photovoltaic panels on the roof, contribute to this fine home‘s excellent Energy Performance rating making it surprisingly economical given the space it provides.

The large sitting room is complemented by a separate dining room and the centrepiece of the home is an outstanding kitchen/breakfast room. The master bedroom has its own en suite shower room, whilst the family bathroom has both shower and bath. The family bathroom has a ‘Jack & Jill‘ arrangement so it can also act as an en suite to the second bedroom.

In addition to the high standards of insulation, the house benefits from uPVC double-glazed windows and gas fired central heating.

The Outside - The gardens may not be large, but they have been very imaginatively laid out and are an absolute delight. The gardens to front and side are surrounded by evergreen yew hedging and laid to lawn with well stocked herbaceous and shrubs beds. The herring-bone pattern brick paved drive provides off-street parking and leads to the detached double garage.

The rear garden is something of a triumph. Enjoying a surprisingly high degree of privacy, it is beautifully laid out in courtyard style with an attractive combination of paving and planting, which includes ornamental palms, shrubs and trees. The gazebo is a particularly pleasing feature.

The property enjoys an open aspect to the side overlooking an open recreation ground with fields beyond.

The Location - The thriving and growing village of Meppershall is pleasantly located on the eastern side of central Bedfordshire, close to its border with Hertfordshire. Named after an otherwise unheard of Anglo Saxon, the village is mentioned in the Doomsday Book and for most of its history was an agricultural community. It had a brief foray into industry when it became a centre for mining coprolite, fossilised dinosaur dung which, when treated with sulphuric acid, produced phosphate for use as fertilizer. For a while it was known as ‘Glass City‘ due to the large number of greenhouses which sprang up when it was a centre of market gardening. Today this thriving community is served by a shop/Post Office, bakery, pub, village hall, pre-school and local school. It also boasts a fine historic parish church and the impressive neighbouring Manor House, which dates from the 17th Century. Set in attractive countryside there are lovely country walks from your doorstep to the neighbouring villages.

The village stands just to the south of the A507 which runs east to west linking the A1(M), A6 and M1. The nearest railway station is to be found at Arlesey, 5.3 miles away by car, but only 4 miles if you walk or cycle. Bedford, Hitchin, Letchworth Garden City, Baldock, Stevenage and Luton are all within a 12 mile radius.
