Description

**For Sale by Public Auction, 22nd Sepember 2021 at 7pm. To be held at The Strawberry Fields, Lifton, Devon. **

Idyllic well located stone barn in the heart of the popular Devon hamlet of Meddon, close to highly sought-after coastal retreat of Welcombe. Stone construction with a corrugated cement fibre clad roof and timber joists. To the front is a timber and steel roof lean to car port and on the rear of the barn are 2 further attached stone stores. The barn is currently used for storage, but could possibly be enhanced subject to the necessary planning permissions being achieved. To both sides are pedestrian access doors and to the gable end and a roller door.

The surrounding of the barn is fully enclosed with concrete hard standing to the front, paved area to the rear of the barn and accessed via a 5 bar gate. Previously the barn has had planning permission for conversion into a holiday let (Application number 1/1444/2004/COU) but has since lapsed. High interest is expected.

LOCATION
Meddon is a small hamlet with a Village Hall and Green extending to four acres of Culm grassland. Numerous beauty spots can be found close to Meddon, including North Devon’s unspoilt coastline, Welcome Mouth and Hartland Point. The A39 (1 mile) gives good access to Bude and Bideford and Barnstaple.

Hartland (8 miles) is a popular village offering a host of local amenities including post office and village store. The well-respected village of Bradworthy gives a more comprehensive range of local amenities including post office, village stores, public house, butchers, fuel station, garage, doctors surgery, local industrial estate and community hall. The market town of Holsworthy (12 miles) offers a range of amenities including banks, post office, leisure centre, 18 hole golf course, supermarket, hospital, primary and secondary school.
