Description

Escape to the country!

This is a really lovely, spacious family home much loved by the current owners for 24 years and is offered for sale with no onward chain.

The house is situated on the edge of the village of Ashton Keynes benefitting from a non-estate location. As you approach the house from the country lane you pull into the driveway, shared by just two properties, the house comes into view with its pretty front garden and driveway for 3/4 cars. To the side is the large garage providing either additional parking or a handy storage area.

You enter the home through the entrance hall where there is ample space for coats and shoes or to offload your shopping or store a pushchair. To the side of the entrance hall is a handy cloakroom with WC, wash hand basin and an obscure window. As you pass through to the inner hall you immediately appreciate the spaciousness of this home. To your left are the stairs to the first floor with wooden balustrades. The stairs take you to the first floor and are naturally lit by a large window to the front of the property. There is a large open space under the stairs which could be used for storage or, if you are working from home, there is room for a desk and chair. The inner hall provides access to the dining room, sitting room and kitchen. There is also a useful large storage cupboard.

The beautiful sitting room is located to the rear of the property and is flooded with light from the box bay window overlooking the pretty garden. There are also French doors which conveniently open out onto the patio area. The woodburner provides an additional feature to this lovely room. Although the dining room can be accessed directly from the hall, there are glazed bifold doors from the sitting room. It has ample space for a large dining room table along with other storage units. When the bifold doors are opened the two rooms make an impressive entertainment space. The dining room also benefits from a box bay window which offers a different view to the beautiful garden.

The kitchen/breakfast room is situated on the other side of the hall and has a window to the side of the property. There are ample base and wall units complemented by light coloured work surfaces. Within the kitchen there is plenty of space for a kitchen table. Conveniently located to the side of the kitchen is a utility room with space and plumbing for a washing maching and tumble dryer along with enough space for shoes and coats. There is a handy door to the side of the property.

On the first floor there is a large landing area which provides access to all the bedrooms as well as an airing cupboard. The master bedroom is large and has a fitted wardrobe with mirrored sliding doors. It has a window to the rear overlooking the garden. The ensuite also has a window to the rear and has a bath with shower over. Bedroom 2 is also a large double and again has a window to the rear. Bedroom 3 is also a large double with a small window to the front but is lit during the day by a large lantern style skylight window. Bedroom 4 is to the front of the property and although is the smallest it can easily accommodate a double bed. The current owners use this as a guest room as well as having space for a home office desk and bookcase.

Externally this home is fabulous. There is access from the front to the rear garden either by the side gate on the left or an open pathway down the side and rear of the garage. This way takes you alongside the Infant Thames where you can see the water gently trickling along past the lovely water plants. Follow the path and it will take you by the door to the utility room and then onto the patio area of the rear garden.

The rear garden itself is lovely and when I visited the property the patio was bathed in sunshine, a perfect place for entertaining. The remainder of the garden is laid to lawn and surrounded by mature trees making it completely private. At the bottom of the garden, tucked in the corner is a handy garden shed/summer house, perfect for storing garden furniture and gardening tools.

The house is located in Ashton Keynes which is a picturesque village within the Cotswold Water Park. It is situated close to the Wiltshire/Gloucestershire border and about 6 miles south of the market town of Cirencester. The river Thames runs prettily along the High Road and the Thames Path goes through the village. The Cotswold Water Park provides many watersports facilities along with excellent walks right on your doorstep. Bradstone Pavilion, just opposite the property, provides 2 large playing fields/sports fields used for cricket and football and there is a further large field in the centre of the village with a tennis club and childrens playground. Ashton Keynes is a thriving village with an Ofsted Outstanding Primary School, village shop and popular pub. The village has excellent road links with access to the A419 and M4/M5. Kemble station is about a 10 minute drive and provides rail access to London.
