Description

The house is situated on the edge of the village of Ashton Keynes in a small and private cul-de-sac. As you approach the house from the country lane you pull into street and the property can be found on the right hand side. The driveway for 3/4 cars is to the front of the property and the main entrance to the house can be found to the side.

You enter the home through the entrance hall where there is ample space for coats and shoes or to offload your shopping or store a pushchair as well as stairs to the first floor there are doors to the sitting room to the front of the house and another providing access to the open plan kitchen/dining/sunroom. As you enter the sitting room you start to appreciate the generous proportions of the living accommodation this property provides as is spans the full width of the house and is flooded with light from the two windows to the front. There is a lovely feature fireplace and plenty of space for the whole family to relax in the evening.

The kitchen/breakfast room is situated to the rear of the property and leads onto the sun room, this is the real hub of the home and certainly where you and your family will find yourselves spending most of your time. There are ample base and wall units complemented by light coloured work surfaces. The is also an integrated double oven, electric hob with extractor over and integrated fridge freezer. As you walk through the kitchen to the extension area there there is plenty of space for a kitchen table a great place to enjoy breakfast overlooking the garden. The current owners have the remainder of the sun room set up as an additional seating area, and who can blame them, its a great space to sit and relax while enjoying the views of the garden and watching the local wildlife. Or perhaps when your entertaining open up the French doors to the garden and onto the patio. Maybe you are working from home and want to utilise some of this lovely space as a home office
Conveniently located to the side of the kitchen, with a handy door leading to the rear garden, is a utility room with space and plumbing for a washing machine and tumble dryer, additional fridges and freezers and the oil burner for the central heating, along with enough space for shoes and coats.

On the first floor there is a large landing area, naturally lit by the window to the rear, which provides access to all the bedrooms and the family bathroom. The master bedroom, situated to the front of the property, is a good size and has a deep fitted wardrobe, there is an en-suite shower room with large shower, W/C and wash hand basin. Bedroom 2 is also a good double and again situated to the front of the house and has 2 build in wardrobes. Bedroom 3 is to the rear of the property and although is the smallest it has plenty of room for a single bed and storage units or could be easily used as a home office. The family bathroom to the rear has a bath with shower over, wash hand basin and W/C.

Externally this home is has a large rear garden which can be accessed from the utility room, the sun room or externally from the front of the house past the front door.

The rear garden is a great size and when I visited the property its was a lovely sunny day and the whole lawn was bathed in sunshine. There are two a patio area‘s joined by a paved pathway, one just outside the sun room and the other at the bottom of the garden so no mater what the time of day you can sit back and enjoy a summers day. The majority of the garden is laid to lawn and edged with pretty flower beds. At the very bottom of the garden the current owners have a vegetable patch and there is nothing lovelier that enjoying fresh vegetables straight from your own garden. On a more practical side there is a walled off section just next to the utility room to house bins and just beyond that is the oil tank for the heating system, as well as a large garden shed at the bottom of the garden, perfect for storing garden furniture and gardening tools.

This house is a real gem for someone that wants to live a slightly more rural lifestyle without being completely separated from civilization and I don‘t anticipate it being on the market for long!

The house is located in Ashton Keynes which is a picturesque village within the Cotswold Water Park. It is situated close to the Wiltshire/Gloucestershire border and about 6 miles south of the market town of Cirencester. The river Thames runs prettily along the High Road and the Thames Path goes through the village. The Cotswold Water Park provides many water sports facilities along with excellent walks right on your doorstep. Bradstone Pavilion, just opposite the property, provides 2 large playing fields/sports fields used for cricket and football and there is a further large field in the centre of the village with a tennis club and childrens playground. Ashton Keynes is a thriving village with an Ofsted Outstanding Primary School, village shop and popular pub. The village has excellent road links with access to the A419 and M4/M5. Kemble station is about a 10 minute drive and provides rail access to London.
