Description

Characterful two double bedroom Victorian bay-fronted cottage with a walled front garden and a wonderful west-facing rear garden of 70 feet.

It’s a pleasingly-leafy setting, yet you’re only five minutes from the buzz of central Camberwell, and the beautiful local landmark that is St. Giles Church. Denmark Hill Station is a 13 minute walk. And Lyndhurst Primary School and The Villa Nursery are close, too.

It’s permit-parking here so fret not - you’ll not stress for a space. In the front door and your stripped-floored through-reception sits to your left, with fitted bookshelves at both ends, plus the original coving and ceiling roses (find these in the hall as well). The room stretches nearly 24 feet. In the front reception you’ve got a gorgeous period fireplace to the designer-papered chimney breast. Sash windows in the bay (as throughout) impress. Both the made-to-measure window dressings are included in the sale.

On through the hall and you’ve got access to your handy cellar to your right, then your double-aspect kitchen/diner right ahead. The kitchen area is cottage-style; with painted bricks, a ceramic Butler sink and timber worktops. A multi-fuel burner (included in the sale) adds to the charming atmosphere of the place. As does a delightful dresser which was hand-built for the space.

Triple timber-framed doors open from the foot of the room (an addition to the original footprint of the house - a natural dining space) to the gorgeous garden; which is a genuine oasis for such a connected location. The mature and well-stocked garden has a westerly orientation; you‘ll enjoy afternoon rays here.

Up the stairs and from the half-landing you’ve got an oversized double-aspect bathroom with skylights in addition to the two windows, white suite and independent shower, plus built-in cupboards - great for housing utility facilities.

From the main landing you’ve got your bedrooms. To your right is the first - a respectable size at 11 feet by over 9 feet - with built-in shelving and desk, pale carpet, and a west-facing window, to calming garden vistas. There’s also a Velux window which maximises the natural light.

Finally, you’ve got your master bedroom to the front of the property - of over 14 feet by 11 feet. Stripped floors and papered walls bring the smiles here, plus alcove shelves and one wall of built-in wardrobes.

From the landing you can access loft storage via a hatch (fitted ladder here).

At the top of the road, you’ve got Camberwell Church Street: The continuation of Peckham Road. So at your feet are the popular town centres of both Camberwell and Peckham. The South London Gallery is really close. We also recommend live jazz on Fridays at The Crypt under St. Giles Church, The Camberwell Arms, Grove House Tavern, Momo, The Hermits Cave, The Crooked Well, Silk Road and Theo’s.

In the other direction (15-20 minutes), check out excellent offerings on Bellenden Road and Rye Lane. Our current favourites are Forza Wine, Peckham Levels, Levan and Ganapati.

Brunswick Park is just one street over - the tennis courts are good here. And there’s the lovely Bower mini-gallery and cafe; consistently good for coffee, croissants, cake and art! You can also stroll to Burgess Park, Lucas Gardens and Ruskin Park. Myatt’s Fields and Peckham Rye Parks are just a little further, and there’s a weekly Farmers’ Market on Camberwell Green (Saturdays, 10am-2pm).
