A note from the developer

This is a bespoke home that has been crafted by our team who have a wealth of knowledge in the construction industry and have used this to create a one off home in Devon’s rolling countryside. We put our love into our builds to achieve a quality home that we are proud to put our name to. We use the highest quality materials to construct the property and search long and hard to find a forever home site and when we have secured somewhere we then take the time to design the house that fits the site and build a property that pushes the boundaries to bring the latest technology and building methods. We endeavour to achieve a minimum of a ‘B’ energy rating on our homes and use solar panels for electricity production. We have an air source heat pump to heat the home and again this is very energy efficient which is good for the environment and the owner’s pocket. We have installed a heat recovery unit to circulate the air around the home and take out stale and cold air whilst keeping purified air coming into the house. We install double the recommended insulation for a typical house to keep it warm in the winter and cool in the summer, maintaining a comfortable air temperature throughout the year.

The house is built with concrete footings into the clay soil and the foundations are built up to block and beam, a tried and tested way to make a solid foundation and from there we use a high grade thickness of steel to built a very solid frame for the structure. We use stone cladding on the outside on the plinth of the structure and on the outside we use Cedar to clad the outside skin and use Osmo 420. We use galvanised guttering and down pipes rather than plastic, again using the best materials to give the best look and design. Natural slate is used on the roof and a thick Armada 6mm slate is used up to the ridge tiles. We install double glazed powder coated aluminium windows throughout, so no painting required. On the second floor we also have Velux windows letting in plenty of natural light and views towards Dartmoor.

The views from the house are 360 degrees of lush, green Devon countryside and you really do have to visit Cedar Lodge to experience these stunning views. There are huge bi-folding doors in the kitchen that allows the farmland into the house making it feel like an extension to the property. The master bedroom also benefits from bi-folding doors and when opened give a very generous balcony which covers the downstairs terrace below so pull back these doors and bring Devon’s countryside into the house. The kitchen and bathrooms are built to the highest specification. The ground floor has underfloor heating and the bathrooms also benefit from underfloor heating.

An eco-friendly home ensuring you are doing your bit for the environment by owning and living in Cedar Lodge

Agents note

The information given in these particulars is intended to help you decide whether you wish to view this property and to avoid wasting your time in viewing unsuitable properties. We have tried to make sure that these particulars are accurate, but to a large extent we have to rely on what the seller tells us about the property. We do not check every single piece of information ourselves as the cost of doing so would be prohibitive and we do not wish to unnecessarily add to the cost of moving house.

Once you find the property you want to buy, you will need to carry out more check into the property than it is practical or reasonable for an estate agent to do when preparing sales particulars. For example, we have not carried out any kind of survey of the property to look for structural defects and would advise any homebuyer to obtain a surveyor’s report before exchanging contracts. If you do not have your own surveyor, we would be pleased to recommend one. We have not checked whether any equipment in the property (such as central heating) is in working order and would advise homebuyers to check this.

You should also instruct a solicitor to check all legal matters relating to the property (e.g. Title, planning permission, etc.) as these are specialist matters in which estate agents are not qualified. Your solicitor will also agree with the seller what items (e.g. Carpets, curtains, etc.) will be included in the sale.

Please be aware that all measurements within these particulars are recorded with a sonic tape, and whilst every effort has been taken to ensure their accuracy potential purchasers are recommended to satisfy themselves before entering a contract to purchase.
Agents note money laundering policy

Samuels Estate Agents are committed to ensuring that it has adequate controls to counter money laundering activities and terrorist financing activities, in line with the Money Laundering Regulations 2007. Any prospective purchaser will be required to show proof of funds and identification. We ask for your cooperation on this matter in order that there will be no delay in the transaction.
