Description

Set in appealing gardens and enjoying rural aspects - a detached cottage of immense appeal and quality, ideally located in a lovely semi rural location between Tattenhall and Tarporley

Comment from Robert Reed of Gascoigne Halman

2022 really can be a `happy new year‘ for the next owner of this charming, unique and enchanting detached cottage, that is set in a lovely plot of 0.17 acre. The location and plot are both excellent, with rural aspects and established gardens framing this most aesthetically pleasing of houses.

On a vast majority of buyers criteria is a semi rural house with walking distance access to a high quality country pub / restaurant. Well, this house excels in that regard! Literally opposite the cottage is the `Inn at Huxley? ? an outstanding Cheshire pub and eatery that was subject to a multi million pound construction circa four years ago. It enjoys a very strong reputation and also now houses a deli, store and butchery.

This delightful detached cottage is sure to attract the interest of the market. It is set in a plot that incorporates driveway parking, formal gardens and a garage. The sense of privacy and maturity is significant, with lovely far reaching views to the rear. Whilst rural in feel, this belies what is an exceptionally convenient location just four miles from both Tattenhall and Tarporley.

The cottage itself offers accommodation that is packed with period features and character, is embedded with fundamental quality and has had many tasteful modern requirements. If you like fireplaces, beams, wood burning stoves and bespoke joinery, this house will capture your heart.

Most importantly of all, it has a delightful homely atmosphere from the moment you walk through the door. There are some lower ceilings as well in places, so if you are 6 feet 6 inches, it will be a struggle for you!

The rooms are so very versatile and can be adapted to suit the differing needs of a future buyer. At ground floor level there are three reception rooms, a large breakfast kitchen and an impressive double bedroom that is large and has an en suite. The latter is a most rare and welcome feature for a house of this age. At first floor levels there are three bedrooms and two bathrooms ? so overall there are so many options for different ways of living.

The key point to understand with this house is the rarity of the buying opportunity it offers ? the present owners have loved their 17 years in the property have developed a real love and enthusiasm for all it has to offer.

I love it to and would advise an early viewing.
