The building

Mill Building layout much as it was after the 1926 rebuild of the two upper floors.

Grimstone Mill is a Listed Grade II building

The Mill - the only building on the plot - has 3 floors or levels:

Fishing rights

The Sydling Brook - which runs alongside (and forms) the longest boundary of the Land - supports cress farms, further upstream past the ‘Brunel‘ gwr viaduct.

The river is a clear, chalk water stream, rising some 5-6 miles away - north of Sydling St Nicholas. The ‘Sydling Brook’ or ‘Sydling Water‘ later joins the River Frome (itself a renowned fishing river) - not that far downstream from the Mill Land.

Approximately 250 metres of single-bank fishing - principally for wild brown trout.

There is a recently installed fish pass for migratory salmon and sea trout, just along from the Mill Land, on the separate river channel by-passing the mill leat.

On the Property there is a prominent may fly hatch pool in the river - a naturally-formed holding pool for trout (well as grayling being present) adjacent to and fishable from the banks of the Mill Land.

The water also sustains a healthy population of minnows, and eels - fished for by kingfishers, little egrets and grey heron.

Future use

Historic planning permission (2006, and again in 2011)

"Change of use of upper & first floors to 1 unit of holiday accommodation & erect extensions & carry out internal alterations. Erect detached garages, stores & covered parking building & construct new vehicular access" This included large additional Workshop, Double garage & turning space.

In Pre-Application Consultation, the Local Authority Area Planning Manager stated: "In the circumstances I could consider favourably the re-use of the building as an open market dwelling in principle if this was in the best interests of preserving the heritage asset."

There is scope for the Approved ‘Courtyard‘ Development to be modified - to give more residential accommodation - A further application to modify the previously Approved design to a plan more sympathetic to the Mill building and its former use (This has been discussed but not yet been submitted)

Design could include: Granary & open cartshed-style with glass infill - opening full-height doors, glazed gables - glazed corridor link to the core Mill building structure & footprint.
