Description

‘Marlea‘ is a superbly presented cottage situated in a semi-rural location on the edge of Marple Bridge with a perfect blend of period & contemporary styling. Since purchasing the property some 30 years ago, the current owners have thoughtfully extended the property to create versatile living accommodation just brimming with character and beauty; a delightful ‘escape to the country’ idyll.

On the ground floor, the double aspect open plan kitchen/dining room has stunning views of the rear garden and in addition to the essential integrated appliances including dishwasher and fridge freezer, sits an oil fired aga in British Racing Green which provides an additional source of heat as well as traditional cooking facilities. The dining area is open to the kitchen and with ample space for a large table and chairs, it‘s the perfect place for connecting with family and entertaining guests. And, when the summer sun is beating down, swing open the French doors and head outside to the patio with your G&T.

Marlea offers plenty of places to relax in. Just off the dining area there‘s a pleasant sitting room with decorative feature fireplace. A second reception room located to the front of the home makes for the ultimate snug lounge – picture the wooden beams to the ceiling, the bay window and the Morso multi fuel burner flickering away in a stone hearth – there really is no better place to spend a chilly winter evening.

In addition, on the ground floor, there is a deluxe shower room with contemporary white suite and grey hi-gloss storage units and a utility room with separate access to the garden.

All four bedrooms are located to the first floor as well as the ultra-modern family bathroom.

The master bedroom overlooks the rear aspect enjoying views of the rear garden and there are fitted walk-in wardrobes providing exceptional storage space. There are two further double bedrooms and a single room with fitted wardrobes; ideally as a bedroom or home office.

Outside

The property is accessed via a shared driveway and occupies an extensive plot with south facing gardens to the rear. The patio areas look out on to the beautifully tended lawn with well-stocked beds that pop with colour throughout the spring and summer months. The detached garage with power, light and storage to the roof sits towards the rear of the plot with hardstanding to the side and ample parking for multiple vehicles.

The owners of Werneth View have submitted a planning application to demolish the existing bungalow and rebuild a two storey dwellinghouse. Full details are available to view on Stockport Planning Portal under reference DC/084444.

Location

The property is situated on the outskirts of Marple Bridge, a popular and charming village in the Metropolitan Borough of Stockport. It’s one of those ‘best of both worlds’ locations; close enough to the city and transport links for commuters yet sits on the edge of the Peak District with rolling countryside on the doorstep.

The property is just a short drive away from good local primary schools and sits within the catchment for both Ludworth Primary and St Mary’s Catholic Primary and Marple Hall Secondary School. (Source: ). Stockport centre is approximately 6 miles by car and buses run regularly into Stockport and out to Hayfield, Mellor and Glossop and there‘s a circular service covering Romiley, Marple and Bredbury.

Marple railway station is circa 1.6 miles by car with regular passengers services into Manchester Piccadilly in under 30 minutes or out to Sheffield via the Hope Valley line.

A small selection of local shops can be found in the village including a post office, doctor’s surgery, dental surgery, a florist, hair and beauty salons as well as public houses and coffee houses. The towns of Marple, Romiley, Glossop, New Mills and Stockport are all close by and offer a wider range of shopping and leisure facilities.

Those that enjoy walking or cycling will be hard pushed to find a better location with plenty of delightful areas of countryside to explore and you are just a stone’s throw from the Peak District. A walk into the hills will allow panoramic views of both town and countryside encompassing Edale and Kinder to the east and Greater Manchester to the west and on a clear day, as far as Runcorn.

The Peak Forest Canal runs for 15 miles between Ashton under Lyne and Whaley Bridge in Derbyshire, passing through Marple through the famed flight of 16 locks, separating the ‘upper’ and ‘lower’ parts of the canal. Follow the canal path and take in the breathtaking views of the nearby Peak District; you are never far away from some outstanding walks.

Children can enjoy the many well-equipped local parks and many of these parks enjoy fabulous views of the surrounding hills. Etherow Country Park in Compstall plays host to a sailing club, Brabyns Park in Marple is well used for weekend sporting activities and by dog walkers and Lyme Park, owned by the National Trust is just a few miles away. The Roman Lakes leisure complex is popular with walkers, horse riders and anglers and more recently volunteers have sought to preserve the remains of Samuel Oldknow’s historic mill. The Middlewood Way is a cycle path, popular with runners and walkers which follows the former Macclesfield, Bollington and Marple Railway line south from Rose Hill to Macclesfield.
