Description

Remarkably spacious early Garden City home with a fascinating history • Splendid half acre gardens • Versatile accommodation is ideal for multi-generational living or as outstanding family home • Cart shed style garage with office/workshop • Ample off-street parking • Excellent location

The Property - This remarkably spacious and versatile family home has a fascinating history. The original house was designed in 1906 by Albert Randall Wells, a noted architect from the "Arts & Crafts" movement, for the sculptor, Onslow Whiting. The design was approved by Parker & Unwin, the lead architects of the Letchworth Garden City project and retains many of the original features which make early Garden City properties so appealing. Although he was based in Hastings, one of Randall Wells‘ other designs was a prize winner in Letchworth‘s Cottage Exhibition of 1905.

Whiting added a large studio in 1910, which boasts a fine ‘inglenook‘ style fireplace, two original stained glass windows and an incomplete version of his renowned relief sculpture of St George and the Dragon. Together with the adjoining room, the extension was later used as a dance studio. In between times, the property was home to a doctor and his surgery. The fact that it has been the family home for generations of the present owners for over half a century speaks volumes of its great appeal. A beautifully designed extension was added in 2011. The studio was completely refurbished at the same time and both studio and extension benefit from underfloor central heating supplied by a gas fired boiler.

It is important to remember that a room is a space to be used for any purpose which suits the lifestyle and needs of the current occupier; this is especially true of houses which have evolved over time. The extension was designed to be used in conjunction with the studio as an annexe, but can easily be fully integrated with the original house. Although we have used conventional labels for the rooms on the floorplans, we must stress the sheer versatility and flexibility of the spacious accommodation that this outstanding property provides.

The Outside - The house stands in an outstanding corner plot of very nearly half an acre ( 0.465 acre) with vehicular access from both Norton Road and Norton Way North; that from Norton Road leads to a generous area of off-street parking and in addition to off-street parking, that from Norton Way North is secured by electrically operated gates and leads to the cart-shed style garage with integrated workshop/office.

Although the formal pool shown in the adjoining photograph has sadly disappeared from the lower garden over time (and wouldn‘t it be a splendid project to reinstate it?), the delightful gardens surrounding the house are still a very impressive feature of the property. The gardens are screened from the road by hedges and a wall and attractively laid out with extensive lawns, herbaceous beds and borders, brick paved patio and numerous fine specimen shrubs and mature trees, including tall pines. The main area to the rear of the original house faces south and measures some 127‘ by 98‘ (38.74m x 29.97m). Aluminium framed greenhouse, timber garden shed.

The Location - The house stands on the corner of Norton Way North and Norton Road, the premier residential location of the northern side of the town. The large open space of Eastholme Green is immediately opposite and it is less than 200 yards from the splendid 63 acre Norton Common, a nature reserve which boasts a large outdoor heated swimming pool. It is just three-quarters of a mile from the town centre and the mainline railway station. Letchworth Garden City is on the Cambridge to London Kings Cross mainline with the fastest service to London Kings Cross taking just 28 minutes and Cambridge 26 minutes away in the other direction. Junction 9 on the A1(M) is 2.3 miles away by car and Junction 10 is only 3 miles away.

Designed in the early 20th Century to combine the benefits of town and country, Letchworth Garden City was the world’s first example of this concept and succeeds to this day in achieving its aim. The town provides excellent schools, shops, leisure facilities and green open spaces.
