Description

Spacious individual detached family home • Exceptionally well extended and upgraded • Delightful west facing rear garden • Integral garage and off-street parking • Very convenient location

The Property - This individual modern detached house has been exceptionally well extended and upgraded to provide an outstanding family home. The large master bedroom has its own en suite shower room and the other three bedrooms are served by the family bathroom. All the bedrooms have built-in wardrobes.

The ground floor includes a splendid L-shaped kitchen/breakfast/family room with wide-opening folding double-glazed doors to the rear garden, a sitting room, a dining room, cloakroom/WC and laundry.

The house benefits from uPVC double-glazed windows and central heating is provided by a recently installed gas fired boiler. The family room and part of the kitchen have electric underfloor heating.

The Outside - The house stands in a plot measuring approximately 116‘ by 60‘ (35.3m x 18.35m) overall. The front garden is separated from the street by a dwarf wall surmounted by metal railings and is laid mainly to gravel with attractive inset planting, ornamental shrubs and trees, including a mature silver birch. The block paved driveway provides off=street parking and leads to the integral garage.

A gate to the side leads to the delightful west facing split-level rear garden, which is some 66‘ (20.2m) in length. There is a paved patio terrace adjoining the house, lawns well-stocked herbaceous beds and borders, ornamental shrubs and conifers and fruit trees. Timber garden shed.

The Location - The house is conveniently located on the northern side of the town, just a quarter of a mile from the High Street and less than 200 yards from the mainline railway station. Baldock is on the Cambridge to London mainline with regular services running throughout the day to King‘s Cross and St Pancras, the fastest taking just 37 minutes and 41 minutes respectively. Cambridge is 26 minutes away in the opposite direction. Baldock lies just off the A505, which runs east to west and links the M11/A11 and the A1(M). Junction 9 on the A1(M) is only a 2.8 mile drive and Junction 10 is even closer at 1.7 miles.

Baldock is an attractive and historic north Hertfordshire market town founded in the 1140s by the Knights Templar. Today the town centre boasts many imposing period buildings and the broad High Street is a particularly notable feature. The town provides excellent shopping, pubs and restaurants. The highly regarded Hartsfield JMI School is within a third of a mile and the equally well thought of Knights Templar Secondary School is just half a mile away. The adjoining towns of Letchworth Garden City and Hitchin together provide a yet wider range of facilities.
