Description

Find this flexible family-sized bay-fronted Victorian home - of 1541 square feet - in end of terrace position, on a favoured Camberwell street. This is a chain free sale by owner (the current tenants are vacating).

It’s a handsome house of multiple spacious rooms, delivered over three floors; the most obvious setups are to enjoy either four bedrooms and three receptions, or five bedrooms and two receptions. And you have two entrances: A front door at lower ground floor level, and another at upper ground floor level.

You’ll find high ceilings and plenty of period features, and please note the original internal pine doors are in safe storage - these will be made available to the new owner (the dividing doors in the upper ground floor rooms remain in place).

Grace‘s Road is situated in central Camberwell to the south of Camberwell Church Street, moments from dreamy Camberwell Grove and Lucas Gardens. It’s a quiet and tree-lined residential street, with beautiful St. Giles Church (and it’s oh so pretty churchyard) your most local landmark - on nearby Wilson Road.

Entering at the bottom of the house, first on your left is a bay-fronted bedroom, of 14 feet by nearly 12 feet. Sash windows feature in the bay (as all the bedrooms and reception rooms have). Of course this room could also be used as an additional reception or home office/consultation room.

Next door is a natural dining room (and stairs lead up from here to the upper ground floor) with sash window to the side return area of the garden. On through this room for your double-aspect kitchen, with back door out to the mature garden - which is part-walled with lawn and paved areas.

Entering at upper ground floor level is the formal entrance. From the hall you’ve got a traditional double-reception to your left. If you preferred, either or both can be bedrooms. The front room is over 14 feet by over 12 feet, and the rear one is over 12 feet by over 10 feet. Both have beautiful (feature) fireplaces - with cast iron inserts, attractive tiles, and marble surrounds. At the back of the house on this floor, you’ve got a neat w.c. And shower room to left and right respectively, and finally a double-aspect small double bedroom.

The first floor hosts two further double bedrooms and the property’s main bathroom (which has a frosted sash window, white sanitary ware and an independent shower). The twin-sashed front room is a large master, of over 16 feet by over 11 feet. The adjacent room is over 12 feet by over 10 feet. Simple feature fireplaces grace both rooms. All the bedrooms are carpeted at the moment.

Beyond lovely Lucas Gardens (two minutes from you!), Warwick Gardens, Peckham Rye Park and Common, Ruskin, Brunswick and Burgess Parks are all close. You’re also near The South London Gallery, and strong cafe, pub and restaurant culture. We particularly like newcomers frog bakery, Crane’s and Forza Wine, and established institutions such as The Camberwell Arms, The Hermits Cave, The Crooked Well, Silk Road, Lumberjack and Theo’s. Luxury groceries are located at Grove Lane Deli and Gladwell’s (on Camberwell Church Street). And there’s a Morrisons in central Camberwell plus a large Sainsbury’s store on Dog Kennel Hill.

When it’s warm, Rye Lane’s multiple rooftop bars are the on-trendiest destination for cocktails and people-watching. Rye Lane is also where you’ll find the recently-refurbished Market Building, The Bussey Building, Peckham Levels, and Peckham Plex Cinema. Peckham’s restaurants are first class too - some of our favourites here are Levan, Artusi, The Coal Rooms, The Begging Bowl, Ganapati, Kudu and Peckham Bazaar.

Butterfly Tennis Club and Zen Yoga studio are also nearby, on Camberwell Grove, as well as the leisure centre with pool on Artichoke Place.

You are close to two Fare Zone 2 stations, and also to multiple day and night bus routes, from Camberwell Church Street. Oval and Elephant & Castle are a short bus ride for tube stops.

Little ones? Local schools include Lyndhurst Primary and Dog Kennel Hill Primary (both 3-11), and The Villa Nursery and Pre-Preparatory School (2-7).
