Description

GUIDE PRICE - £550,000 to £575,000. Do you need a property that provides space for your family to grow inside and out - look no further! Given the size of the plot, this home feels like a detached property and is in a quiet location away from the hustle and bustle of the Garden City town centre of Letchworth, but close enough for a 15 minute weekend stroll to your favourite caf©!

Letchworth mainline station is also just a 15 minute walk and you can be in the centre of London in less than 45 minutes. If you fancy a trip to the seaside you can stay on for just over an hour longer and be in Brighton. For those commuting by road the A1(M) serves the town well and takes you North and South.

The ground floor is dominated by a great sized lounge / diner - the living room is a great space with neutral modern d©cor and plenty of room for a large sofa, armchair and other furniture. You can add soft furnishings and d©cor that reflect your personal style. The dining area is big enough for a large table and chairs and the wooden flooring not only looks great but it‘s also easy to clean, making it the perfect choice for those who prefer low-maintenance living. Whether you have pets or children, you can rest assured that spills and messes can be easily wiped away. Large sliding doors to the rear look out over the garden and let in an abundance of natural light.

The fitted kitchen is also decorated in an unfussy neutral scheme with plenty of cupboard and working space and a breakfast bar - making it a joy to cook and prepare meals for family and friends and flexible for quick breakfast in the mornings.

For those Working From Home there is a study to the front of the house - meaning you don‘t have to move your work stuff when guests arrive. Equally, for a young family, this would make an ideal playroom. A downstairs cloakroom completes the ground floor - a real convenience, especially for families with young children or guests. It means that you don‘t have to go upstairs every time someone needs to use the bathroom, saving you time and hassle.

When it‘s time to relax and unwind there are two double bedrooms and a decent sized single bedroom. There is neutral carpet in all of the bedrooms - so no cold feet getting out of bed on a winter‘s morning. The bathroom has a bath with shower over - great for a relaxing soak in the evening and an invigorating start in the morning.

Got a car? Out front, there‘s off street parking for at least two cars and plenty of on road parking too. To the rear there‘s a decent sized East facing garden with both lawned and paved areas - great for the summer BBQ or catching the evening sun with a glass of wine. The garage provides lots of storage for the garden essentials and tools plus the BBQ but there is also a great utility area with sink, plumbing for a washing machine and space for a tumble drier - no noise in the kitchen!

And with great local schools and green spaces like the Greenway, for dog walkers / cyclists and runners alike, just a stones throw away and Norton Common with outdoor pool, there‘s plenty to keep you and your family occupied all year round.

Great affordable family homes like this get snapped up fast! DO NOT miss out - Give the Leysbrook team a call today and book your viewing before someone else buys!

SELLERS THOUGHTS:We have loved living in this house for the past 18 years. The street is really quiet with very little traffic, and there is lots of space for the children to play outside the front or on the green. The house has been perfect for us, lots of space and an office for working from home. Even the smallest bedroom has space for our sons double high sleeper. The garden gets the sun all day and late into the evening. It is a wonderful location to live, walking distance to the town centre and train station and both our children walk to the local primary and secondary schools.
