Description

This attractive semi-detached house enjoys a commanding corner position and enhanced by a flank extension to the ground floor.

Its beautifully kept and everything about this property feels spacious. Due to the side extension, the entrance hall is spacious and has a wider feel than similar properties of its style. Off the hallway is a utility room and a ground floor cloakroom/WC. The living accommodation features a lounge of some 169 x 15 with a feature bay window and an additional window allowing light to flood the room. Further off the hallway, there is a dining room with patio doors giving direct access to the paved patio and large rear garden. Adjacent to the dining room is the modern fitted kitchen which is beautifully presented with a good range of wall and base units and integrated appliances; including full size dishwasher, fridge freezer, five ring gas hob, extractor fan, double oven and microwave. Finally there is an additional room which the owners currently use as a fourth bedroom. It could however easily double up as a work from home space, study, play room or an additional TV room.

The hallway stairs lead to the first floor and there are three good size bedrooms. The largest having fitted wardrobes. The other two bedrooms enjoy far reaching views over London amazing at night! They also have a lovely view of the rear garden. The final room on this floor is the bathroom, which is a three piece along with a separate shower cubicle.

Externally there is a rear garden that measures 84‘ x 32‘ tapering to 20‘ approximately which has a paved patio area with lawns and shrub borders. There is an expansive and pretty front garden with seasonal flowers, complete with an accessible path plus a private driveway.

Constitution Rise is one of a popular set of turnings situated just off the top of Shooters Hill, almost opposite to Christ Church School and the entrance to Castle Woods and Severndroog Castle in a popular part of SE18.

Its elevated location means that there are some terrific views of the iconic London Skyline, from both the rear bedrooms and the garden.

Nearby Shooters Hill has a good choice of bus routes which serve neighbouring areas. The 244 route takes you to Woolwich Town centre with its excellent choice of high street stores and supermarkets. It also serves Woolwich Arsenal and DLR station plus the Elizabeth Line which has frequent services into Docklands, The City, West End, Heathrow Airport and the Home Counties. There are also direct bus services to Blackheath, Welling, North Greenwich Jubilee Line and the O2.

Schools too are well represented within the locale, the closest being Christ Church primary and Ark Greenwich Free School (secondary). They currently enjoy Ofsted outstanding status. Plumcroft primary is also nearby. Further east there are also some excellent grammar schools.

One of the most notable things about this area are the amount of green open spaces all within easy reach. There are Oxleas Woods, Severndroog Castle (an 18th century grade II' listed folly), Shrewsbury Park, Eaglesfield Park, Woodlands Farm, plus Eltham and Woolwich Commons. With so much on the doorstep it can be hard to believe that this location is in inner London!

If you enjoy outdoor pursuits this area has it covered. At the top of Shooters Hill you will find Shooters Hill golf course, Shooters Hill Lawn Tennis Club and Plumstead and Woolwich Bowls‘ club. For cyclists there are many cycle lanes and paths within easy access.

Blackheath Village has a good selection of boutiques, eateries, restaurants and a train station. Whilst at Blackheath Royal Standard there are shops, cafes and a Marks and Spencers Food Hall. Welling town centre has an even wider range of shops and supermarkets, a local football club and a railway station.

One home that comes highly recommended.
