Property

A delightful detached house with an abundance of character and is one of a small group of four dwellings at the head of Rowfant Lake with the spillway and mill stream flowing through its attractive, sheltered gardens. The history of the site can be traced back to the 16th Century when there was a forge in use here. This was subsequently replaced by the first part of the present mill in the 17th Century which was in use until it eventually ceased working in 1930 and was converted into a house in 1935. The house offers some well-proportioned accommodation and is arranged on 3 floors with the first and second floors having views over the lake.

From the parking area steps lead up to the front door, which opens into a charming reception hall with exposed timbers, under stairs cupboard and stable door to the garden. The adjoining sitting room is an excellent size and has French doors onto the terrace. Beyond is a good size study or 5th bedroom, with stable door to the outside. The attractive kitchen/dining room has a range of cream Shaker style island, wall and floor units, an Aga, Belfast style sink, tiled splash backs, integrated dishwasher and exposed beams. A trap door gives access to a low level cellar where there is the oil fired boiler. There is also a shower room on this floor.

Upstairs, is the lovely principal bedroom which has a vaulted ceiling with beams, fitted wardrobes and a well-appointed en suite bathroom with panelled bath and separate shower. There are 2 further bedrooms on this floor and an attractive family bathroom. The fabulous drawing room has a vaulted ceiling, wealth of exposed beams, fireplace with wood burning stove and large windows with views over the lake. Stairs lead up from the drawing room to the 4th bedroom, which has a basin, wardrobe and separate cloakroom.

Outside
Approached via a private lane which goes over the dam, past the lake and leads to a shared drive, before entering a private courtyard which provides parking. Off the courtyard is a double garage with an internal staircase to office/studio room above. Next to the garage is a log store and garden shed.
The garden is mainly to the western side of the house with a flagstone and paved terrace which opens out onto the lawn. The lawn runs down to the stream and spillway from the lake and which has two bridges over it. At the northern end of the lawn there is a greenhouse and some flower borders. On the south western side of the stream is an area of woodland with a walk way following the stream. Beyond is the paddock which has a separate access from the lane and an area of hard standing for further parking.

Directions
From M23 junction 10 take A264 towards East Grinstead. At the second roundabout take the exit signed Three Bridges. After a short distance turn left into Old Hollow and after just over ½ mile turn left into the private road. At the gate is a map showing where the property is located along the lane. Proceed up the lane over the dam and take the first drive on the left and the property will be found at the end.
