Description

Just around the corner from Cann Hall Park and Wanstead Flats, in a rapidly blossoming community teeming with outstanding pubs, bars, restaurants and independent shops, youll discover a bright and inviting home where cheerful yellow notes, quality tiling, stylish wallpaper, and original period details combine for a welcoming family-friendly atmosphere.

Inside, the current owners have created a through-lounge that seamlessly connects the living and dining areas. Another standout aspect of the home is the clever first-floor layout, allowing for three spacious double bedrooms and an upstairs bathroom. Theres also potential to extend into the loft or the kitchen due to the gardens generous size, subject to planning.

Arriving at the house, a wrought-iron gate set in a newly built wall that matches the traditional London Stock brick exterior invites you onto a front patio. Laid with grey Indian sandstone and traditional chequered tiles, the path leads up to the vibrant yellow door, set within a recessed entrance porch with elegant moulding to echo the bay window.

The numbered transom window pulls natural light into the hallway beyond. From here, the high ceilings and bright white paintwork continue throughout the ground floor, while the hardwood flooring complements the wooden glazed doors opening into a through-reception lit by central pendants to your right.

Begin in the front living room, where a broad canted bay window fitted with wooden Venetian blinds for privacy emphasises the excellent proportions and delicate cornicing to the ceiling. Meanwhile, in-built shelving creates a focal display area on either side of a beautifully restored ornamental Victorian fireplace.

Continue through to discover a south-facing dining room with a floor-to-ceiling glazed door leading onto the covered side terrace. Statement navy-and-gold geometric wallpaper backdrops base and wall cabinets with herringbone fronts, with more storage available beneath the stairs.

In the kitchen recently rewired to include more sockets youll find a good range of glossy white cabinetry with a white metro-tiled splashback to match. It also has an integrated Hotpoint oven with a Beko hob and extractor hood, a Liebherr fridge-freezer, a Beko dishwasher and a Candy GrandO Vita washing machine. In the last few years, the owners have replaced the worktops and laid new monochromatic patterned floor tiles.

Take the staircase to the first floor, where the cream carpet underfoot runs across the landing and into all three double bedrooms, along with the white paintwork. All three are brightened by large windows with lower privacy glass and feature eye-catching wallpaper on one wall.

At the front, the primary bedroom captures the gentle morning light through two full-height windows with fitted blinds and freestanding wardrobes that could be included. The bedrooms share a fully tiled spot-lit bathroom containing a bath with a folding glass screen and overhead shower, a chrome heated towel rail, a pedestal basin and a close-coupled loo.

The lovely southwest-facing garden is a unique feature of the house. Larger than many in the neighbourhood, it enjoys an open position unobstructed by neighbouring walls, providing an abundance of sunlight throughout the day. The rear patio is perfect for enjoying a sunny breakfast, while another patio (also laid with grey Indian sandstone flags) offers ideal conditions for afternoon and evening relaxation great for social gatherings.

In addition, raised railway sleeper flowerbeds pair with a mature planting scheme that includes pear, apple, and plum trees, a yellow rose bush, Acer, and a monkey puzzle tree for colour and interest. The patios and lawn area are also enclosed with high-quality vertical fence panels, while a small storage shed has been tucked neatly to one side of the main patio.

A NOTE FROM THE OWNERS

We are fortunate to have wonderful neighbours who are always friendly and willing to lend a hand. Our favourite local spots add to the charm of living here. The Holly Tree pub is a delight, featuring a garden train that kids and adults can enjoy.

Other beloved venues include the Leytonstone Tavern, the Wild Goose Bakery, and the Pretty Decent Beer Companys microbrewery and bar, all just a short walk away. The weekly farmers market on Sundays is conveniently located just a minutes walk from the house, forming a part of our weekend routine. We could continue to sing the praises of our wonderful community, but we encourage you to explore it yourself. We hope whoever moves in next will love this home and neighbourhood as much as we have.
