Description

IN THE OWNER‘S WORDS
'We fell in love with this house for both its location, and the indoor-outdoor lifestyle it provides, which reminded us of our previous home in California. It feels lovely and secluded, being set back from the road, so you dont feel like youre only 10 minutes walk from the beach and 10 minutes walk from Falmouth town centre.

In summer, we open up the bifold doors and the house and garden become one flowing space. We particularly love the garden, which is completely enclosed and has so many gorgeous trees and plants, including a magnificent mature deep red Japanese Acer which we look forward to seeing the first leaves on every year. The garden is a mini wildlife haven - we see hedgehogs, frogs, newts and dragonflies visit the pond, as well as many garden birds, and have had sparrows and blue tits nesting in the garden every year weve been here, which is a delight.

We put in a large south facing decking space to make the most of the sun throughout the day, its great to barbecue and eat out on - we have also had a hot tub there in winter which we highly recommend!

The house is open and filled with light, and the open living space is great for parties and entertaining, whilst the large bedrooms give everyone their own space to retreat to.

When we bought the house it was untouched since the 1970s, and it has been a labour of love to bring it into the modern day, without losing the laid back vibe and flow of the house. We hope the next owners will love it as much as we have done.'

PROPERTY
Fantastically located in a tucked away yet central location. With walled gardens for a sense of privacy, no passing traffic, yet within easy walking distance of the harbour, beach and town centre this home must be seen to be appreciated.

Extensively renovated by the current owners, the home provides a lovely open plan living design with dual aspect bi-fold doors opening out to a large deck allowing for indoor/outdoor living. The kitchen features a range of modern, navy, shaker style cabinetry with a white quartz worktop. There is an integrated dishwasher, microwave, fridge/freezer and an inset Rangemaster dual fuel, multi-oven range. A breakfast peninsula helps to define the space from the open plan dining and living room. This L shaped room is an ideal family space with a good sized lounge area as well as room for a large dining table. In one corner is a modern wood burning stove which is flanked on either side by the aforementioned bi-fold doors. Opening these extends the living space outside to a south facing deck as well as to the front porch which overlooks the garden.

There are four large double bedrooms, three upstairs and one downstairs. The main family bathroom is on the ground floor and there is a shower room upstairs. This layout allows the master bedroom to either be on the ground or first floor depending on a new owner‘s preference.

The gardens are superb with many mature trees including a lovely acer. There is a small feature pond, vegetable planting beds and ample lawned area for children to play in. A large deck to the side of the house has plenty of space to entertain and offers sea glimpses in the distance.

The house benefits from a double garage which has been adapted to create a separate office to the rear while retaining the majority of the garage for storage. There is ample parking on the drive and the plot is large enough to extend the parking area if needed.

SURROUNDING AREA
Falmouth is the 3rd largest natural harbour in the world and is guarded by the impressive castles of St Mawes and Pendennis. The property is located within a few minutes walk of Falmouth‘s shopping centre, Gyllingvase beach and seafront. In the summer, the bay and ‘Carrick Roads‘ are a hive of marine activity. The town has full range of amenities as well as a delightful golf course, the acclaimed Natural Maritime Museum, ‘Ships and Castles‘ swimming pool, fantastic walks, and railway to Truro, which has mainline access to London and the North. The city of Truro is approximately 10 miles distant & Newquay airport has daily links to the rest of the UK including Ireland. Falmouth has great charm, many interesting shops, pubs and restaurants and cafes - plenty to see and do!
