Set on a lovely residential street, you pass through a small front garden and glazed porch, through the main door and into an impressive hallway with beautifully restored timber work and bold intricate cornicing. Theres also an understairs storage cupboard and access to a useful storage cellar.
The sizable front reception room offers a wide bay window, original floorboards and a fabulous cast iron fireplace with tiled inset panels. The second reception room features more refurbished floorboards and another bay window, this time with a door in the centre which leads out to the sunny rear garden.
A long galley kitchen, overlooking the garden, has a selection of cabinets with long runs of work surface. Theres plumbing for a washing machine and dishwasher, plus space for your oven and fridge freezer.
A door leads out to a glazed roof rear porch and into the south-facing rear garden. Laid mainly with checkerboard pattern paving, there are also neat borders with attractive mature shrubs. At the end of the garden is a large outbuilding with light and power, which would make an ideal office, studio or kids playroom.
On the first floor are three bedrooms with deep pile carpets for a comfortable feel and a well-appointed family bathroom.
Bedroom three is a single room overlooking the front of the property and would work well as a nursery or childs bedroom.
The main bedroom is a good sized double room at the front of the house with a lovely bay window bringing in lots of natural light. Theres room for a comfy double bed, wardrobes and additional storage furniture.
Bedroom two is another double, this time overlooking the garden, enjoying the benefit of the morning sunlight.

Theres a large window, floor-to-ceiling wall tiles, dark timber effect floor tiles and a heated towel rail.
The property is situated in the popular Francis Road area, which is known for its many small independent shops, cafes, restaurants and pubs, in the beautifully preserved pedestrianised area which is just a five minute walk away. There are also many other hospitality options close by such as the Unity Caf© and the Heathcote and Star pub. Additional amenities can be found in the immediate area, including supermarkets, retail parks and many other businesses, as the property is located centrally between Leyton Village and Leytonstone. Leyton Central Line tube station and Leyton Midland Road Overground station are both less than a fifteen minute walk and local primary and secondary schools are both less than five minutes.
There are nearby green spaces to explore, including Hollow Pond, Leyton Flats and Wanstead Flats and Leytonstone Leisure centre, with its gym, swimming pool and fitness classes is a fifteen minute walk.
Owners Comments... ‘We were sold the moment we walked in the door and saw the high ceilings, period features and feeling of space. It has been over ten years and we have enjoyed the quietness of the area, but also hosting several parties here! We enjoyed making this our warm cozy home in winter and in summer we utilised the large space outside having BBQs and summer drinks.
We have the best neighbours, looking out for each other and I will definitely still be catching up with them. We are located in the middle of Francis Road, offering several great options for coffee or lunch and Leytonstone High Street, again offering a fantastic option of restaurant, cafes and pubs.
From Leytonstone station it is just 20 minutes into central London and Stratford is a couple of stops away which is great for shopping and has great connections with the Jubilee and Elizabeth lines.
While it‘s time for the next chapter in our lives it is definitely bittersweet and I hope the new owners love their new home as much as we did‘.
