Description

Another one, sold! as we were preparing the property details. Our database in East Ham for buyers has reached record levels, such is the demand for homes. If you have a property to sell, do invite us over for a chat.

Guide price £400,000.

Henry road is just near our office and this original two-bedroom house, split into three rooms on the first floor plus bathroom, attracted interested the moment the 'For sale' sign went up. The ground floor has two receptions, galley kitchen and an outside loo. The garden gives the property excellent potential, where local neighbours have added single storey extensions of an extra length of 6 meters, or so. With south facing outside views, we will keep a close eye on how this house is developed into the future.

Kept in the family for years, the elderly resident has now passed on. It's a probate sale. We have been advised the Probate is close to being granted by the solicitors who deal with the matter. Buyer to rely on their own legal enquiries.

Key points to the house. The first-floor bedrooms are subdivided to create more rooms. Modernisation required. Close to Central Park and local mosque. I grew up on the next road and have moved on the road just south of this house. I can talk about the area. (Ask for me when you call. Abdul) Gas- fired boiler installed in 2012.

In additional to the property features, we think this home ticks the usual 'Buyer's box-list' for these reasons:

Ideal Location: Close to Central Park and local Bilal Mosque/ St Bartholomew's Church. Speak to our Directors for benefits of locations as they grew up on the next road! Our office staff park their cars on this road, yes, it's that close, and we would consider it as prime east ham area.

Shopping: The High St North offers perhaps one of the most vibrant shopping experiences in London and is a walk away. Tesco's Barking and Galleons Shopping Complex in Beckton are also within a short drive away. Buses run on the Barking Road. Lidl has just opened less than two mins walk away.

Road network: A very short drive connects you to the North Circular A406 and M11. On the south side you have the A13, where if you drive in a westerly direction, you can easily reach the City Airport and Docklands. If you drive east, you can enjoy lovely days out Canvey Island or Southend Pleasure Beach.

Schools: Hartley and Central Park are the local primary schools. Our Company Directors attended Hartley and then went on to Langdon Secondary School. We'd say it's a great school, because they haven't turned out too bad!

Local Parks: Central Park. 'The community hub'. Theres annual summer funfairs here which makes it great place to get to know your neighbours and make more friends.

Additional Landmark: Next to the Town hall is East Ham Leisure Centre are your closest fitness classes/ swimming places. The local doctor's surgery is a minute walk away.

Rental Income:
ARQ Homes would estimate a rental in the region of £27,000 per annum rental.
ARQ Homes are ARLA and NAEA accredited. We offer a comprehensive Lettings, Management and Rent Guarantee Service. If you are considering a 'Buy to Let' purchase, our lettings team will be delighted to give you advice including guidance on Newham's Landlord Licensing Scheme.
Note: ARQ Homes always quote a conservative figure for rental, however you could increase your rental as multi occupancy; this would be subject to Newham council licensing approval.

Sellers Situation: It's a chain free sale.

ARQ HOMES do not charge buyers any fees for assisting them to the purchase the property. Our service to buyer is for free.
