Description

An attractive detached Grade II listed cottage with detached double garage with studio, situated in an enviable rural setting on the edge of this well-regarded village.

Situated in an enviable rural setting along a no-through lane, Pound Cottage is an attractive cottage believed to date back to the mid 18th-century, built of traditional timber-frame construction with rendered elevations under a peg-tiled roofline.

Thought to have been originally built as a barn to the adjacent Hunters Lodge, the property is Grade II listed being of specific architectural or historical interest and boasts many notable original features one would associate with a home of its era, including a wealth of exposed timbers and stud work, polished brick, slate and wooden flooring, Suffolk latch internal doors, period fireplaces and wood burning stoves.

Arranged over two floors, the property comprises a hand built stable door leading to the entrance hall with understairs cupboard containing the oil-fired boiler. A door leads to a dining room with slate flooring, fireplace with multi fuel stove and window and oak entrance door to front. The sitting room retains a wealth of features including polished brick flooring, open red brick fireplace with French wood-burning stove and exposed timbers.

The kitchen is fitted with a matching range of pine storage units with space for fridge and cooker, tiled flooring and window overlooking gardens, whilst the bathroom is fitted with a white suite, comprising panelled bath, pedestal wash basin, low-level WC and heated towel rail.

On the first floor is a large landing/bedroom with window overlooking the gardens and land beyond, exposed floorboards and chimney breast and door to the principal bedroom, with exposed floors and chimney breast, window to the front and two store cupboards.

Outside
The cottage is approached along a small no through lane, leading to a shingle driveway which provides plenty of parking and access to a modern double garage with adjoining workshop/store, with metal external staircase leading up to a guest bedroom/studio.

The gardens are a wonderful feature of the property providing a good degree of privacy whilst being stocked with an abundance of mature trees and fruit trees, flowering plants, shrubs and herbaceous plants. There are areas of lawned garden and to the rear of the cottage is a separate utility shed with power and lighting connected.

Location
The cottage occupies a peaceful setting beside fields and woods, affording wonderful countryside views and walks whilst situated on the edge of the village along a quiet no through lane. Wetherden is a pretty Suffolk village situated approximately 11 miles from Bury St Edmunds and 5 miles from Stowmarket, with its excellent range of everyday facilities and main line rail link to London. Convenient access is gained to the A14 dual carriageway, linking the east coast ports, Newmarket, Cambridge and London via the M11 motorway.

Directions
From Bury St Edmunds proceed east on the A14 towards Stowmarket. Take the turning signposted Elmswell and Woolpit. Follow the road through Elmswell and into Wetherden.
