Description

Enjoying panoramic rural views and set in a beautifully laid out plot of 0.3 acre on the edge of the attractive village of Eaton, a delightful, charismatic and highly individual single storey country cottage.
Comment from Robert Reed of Gascoigne Halman

Royal Lodge, is self evidently a one off residence of character, history and very significant appeal. It is located in a position that overlooks and adjoins open countryside, whilst sitting in a plot a little under one third of an acre. The property was originally a gate house to the Arderne Estate but has been in private hands for many years and is a best in class, one off, single storey cottage.

The current owners have taken joy in renovating, extending and enhancing the accommodation with meticulous attention to detail and a strong emphasis on combining original character with tasteful modern refinements.
The layout is very flexible with scope to use each room for purposes that suit the future buyer. As the floorplan indicates, there is circa 1579 square feet of space tha,t in its present formation, has three reception rooms, study, three double bedrooms an en suite bathroom and separate shower room. Each room is packed with character and features and a real highlight are the two wood burning stoves and the very large open plan kitchen which opens onto the patio and garden.
The grounds are laid out in an English country garden style with the resultant colour, establishment and maturity being outstanding.

For a personal description of the property or to arrange a viewing, please contact myself or a member of the team at the Tarporley office.
