Description

LAST PLOT AVAILABLE. The last remaining property available at this exclusive development of just 10 houses, constructed by a local developer with an established track record, enjoying a superb and impressive specification.
Comment from Robert Reed of Gascoigne Halman

The release of the houses on this special new build development in Winnington is a much anticipated and welcome moment.
In an era when so many housing estates are large expanses of hundreds of houses, it is extremely rare to see a site that is limited in size to just ten houses and accordingly by its very nature is far quieter, individual and exclusive.

What I personally love about this site is that the developer Adam Thwaites has included as standard within the specification so many of the features that are so often charged out as costly extras. By way of example, included within the asking price is underfloor heating to the ground floor, solar panels with battery, tiled flooring in the kitchen diner, carpets throughout the house, an integrated dishwasher to the kitchen, sliding wardrobe doors to the master and second bedrooms, tiles, full size mirrors, vanity units and chrome radiators in the bathrooms, and turf laid to the rear gardens. I cannot recall the last new build site in this price range that offers such a comprehensive package and the quality will be verified with a 10 year building warranty certificate.

The other thing to note here is that the houses have outstanding eco credentials with an ultra high EPC rating, superb aesthetics and ideal layouts that are attuned to the need of contemporary lifestyles. The solar panels coupled with battery could result in zero electricity bills. Due to the layouts and configurations, I can envisage professional couples, growing families and those looking to downsize all being interested.

Winnington has established itself as a hugely popular hub for modern housing and this development is unique within the locality, combining both access to the amenities of a nearby town centre together with proximity to canal-side walks and glorious countryside.

Further information is detailed below, but if you wish to reserve this plot or have any further questions about the site, please contact myself or colleague Oliver Weston for a personal discussion.

Location

Winnington sits on the edge of Northwich Town Centre. Within walking distance of the development is a small purpose built retail offering in Winnington village that has an excellent Co-Op convenience store as its focal point in addition to take away food, hairdressers and children‘s nursery.

Northwich, a traditional market town is just two miles away and has undergone an impressive £80 million rejuvenation project in the last few years, improving the infrastructure, amenities and condition of the town centre.

Retail has formed the principal core of the programme, with a hugely popular Waitrose Store and Marina on the river embankment now forming the opening introduction to the town. Barons Quay, provides a thriving leisure and retail quarter, including multi-screen Odeon cinema, H&M and Asda superstore with multi-storey car park. There is also a Lidl, Aldi and Sainsburys in the town centre.
Memorial Court, in the heart of Northwich has two swimming pools and large gym. Northwich has also been nationally recognised as being in the top ten most desirable places to live in the UK, as evidenced by the Sunday Times.

The location provides an ideal commuter base being near to the A49, A556, M6 and just ten minutes from junction ten onto the M56 to Chester, North Wales and also Manchester. In terms of railway stations there are excellent connections to Chester-Manchester at Northwich and Greenbank and London-Liverpool via Hartford and Acton Bridge. Crewe railway station, with direct connection to London, is around a thirty five minute drive away.

The house is also within a 40 minute drive of Liverpool and Manchester International Airports and the fast developing MediaCity UK at Salford Quays.

This property is exceptionally well located for a choice of excellent local schools in both the state and private sectors. Within only a few minutes drive is Anderton Nature Park and Marbury Country Park, both of which support a variety of divergent habitats, with stunning aspects and offering a wonderful and popular area for walkers. Marbury Country Park sits within the Northwich Woodlands, an area of 350 hectares of parklands to explore and discover. Its network of surfaced paths provides many routes accessible to all and appeals to a variety of users including horse riders, cyclists, nature lovers and families.

Nearby Anderton is also the home of the fully restored and working Anderton Boat Lift linking the Trent and Mersey Canal and the River Weaver
