Description

The house is three storeys, with the main entrance from the road on the ground floor and the kitchen/living room and garden on the lower ground floor.

First Floor:

Bedroom 1: This room features a period-style fireplace, radiator, and sash windows. It also has a built-in cupboard within the chimney recess and beautifully stripped floorboards.

Bedroom 2: This room boasts a period-style fireplace, built-in cupboards within the chimney recesses, a deep storage cupboard, stripped floorboards, a radiator, and a UPVC double-glazed window.

Ground Floor:

Entrance Hall: Equipped with a radiator and a UPVC double-glazed window.

Bedroom 3/Additional Reception Room: This room includes a period-style fireplace, stripped floorboards, sash windows, a built-in storage cupboard, and a radiator. We currently use it as an office with a sofa bed.

Spacious Bathroom: Features a period-style fireplace and a white suite comprising a clawfoot bath with dual rainforest-style thermostatic shower overhead, low-level WC, pedestal wash hand basin, towel radiator, tiled flooring, and a UPVC double glazed window.

Lower Ground Floor:

Extended Open Plan Lounge/Kitchen/Dining Area: With underfloor heating throughout.

Lounge Section: This section contains a period-style fireplace, sash window, cupboard housing gas and electricity meters, and additional fitted cupboards.

Kitchen/Dining Section: Fitted with a modern range of wooden-topped base units, inset ceramic sink with chefs tap, wall-mounted ‘Ideal‘ gas-fired combination boiler, integrated dishwasher and washing machine, gas cooker point with chimney hood over, two ‘Velux‘ windows, and double-glazed bi-folding doors leading to the outside.

Outside:

West-facing rear Garden: This garden is designed with a decked section and steps leading up to a lawned area adorned with mature shrubs and palm trees.

The Area:

The house would be a good fit for couples who want to be within walking distance of the lanes, the train station, and the beach. You can enjoy all life in Brighton while also being in a nice, friendly, convivial neighbourhood with a good variety of local/community pubs. It is also ideal for parents. It is one of the only places in Brighton and Hove where you can buy a freehold house instead of a flat. You will be in the catchment for 2-3 good schools.

We are selling this house ourselves and will do the viewings in person. It is currently a family home, so apologies in advance, but we will only be able to offer viewings at fixed times, which we will need to plan and work around the children and jobs. We have added photos of the second bedroom pre-children and post-children, so families and couples can see it as children‘s or adults‘ bedroom. Please feel free to get in touch if you have any questions.

Availability for viewings is as follows;

31/7 - 09:00 - 17:00
5/8 - 0900- 12:00
7/8 - 09:00- 17:00
12/8 - 09:00-12:00
13/8 - 09:00-17:00
14/8 - 09:00-17:00

If you are able to proceed and would like to see the property, please contact us to book a viewing. One of us will happily show you around and tell you about this lovely community.
