A NOTE FROM THE SELLERS.....

Welcome to our home in Walthamstow village!
We‘ve had a lot of fun living in this house for the last few years and we‘re excited for you to see it. We thought we‘d take the opportunity to tell you a little more about the place and area.

Cromwell Road has been the most special place to live. The street is filled with wonderful neighbours. and has such great community feel, with annual street parties and of course the local jumble trail.

The house has been redecorated throughout with new carpets laid in the loft bedroom and new window treatments in all rooms. The boiler was fitted at the start of this year, and the rear roof is also new having just been lain in August. Both with a ten year guarantee.

Transport links are aplenty, a short 10-15 minute (depending on how fast you walk!) to Walthamstow central for the Victoria line & Overground, 10 minutes to Wood Street for the Overground, and 15 minutes to Leyton Midland, for the Overground which takes you to Crouch End in 17 minutes.

With Epping Forest on the doorstep, there‘s so many great walks, including Hollow Ponds, and the flats. You also can walk to Wanstead Park, which is a firm favourite to explore their Bluebell woods each spring.

The house is perfectly positioned between all the best spots within the area, the village is a stones throw away, with cafes, bars and independent stores, you don‘t need to leave the area to find everything you need.

Hucks on Grove Road is the best coffee in town, and a short stroll to Wood Street Bakery and the latest spot the Lacy Nook to name but a few. Arte Pasta serves up the most delicious Italian feast and The Castle Pub is a firm favourite with all local residents.

Heading in the opposite direction, you can walk to either Lloyd or St James park in 25 minutes, and continuing on from St James down the canal you can walk to the rowing club for Sunday lunch.

Wellbeing spaces are also conveniently located. BLOK Leyton, East of Eden, F45 at Blackhorse Road, Pure Muscle on Wood Street and for reformer Pilates lovers there is also Pulse in Leyton.

Leyton Leisure Centre is a 5 minute walk across Lea Bridge Road, with family friendly pool and children‘s splash centre and Walthamstow feel good centre near Lloyd Park, home to an Olympic sized pool. soft play, climbing wall and trampoline park.

There is a reason Walthamstow keeps getting named as one of the best places to live in London its such a haven within the city. We loved every minute pf living here, it‘s bitter sweet to be leaving.

We hope you enjoy the viewing
