The land is classified as being Grade IV on the Provisional Agricultural Land Classification.

Lot 3 (shaded pink) totals approximately 8.13 acres and comprises a single enclosure of level lying permanent pasture, which is contained within fenced ryhne ditch and hedgerow boundaries. Lot 3 can be accessed through two gateways in the northern boundary, which leads directly off Huish Drove, or alternatively through a gateway in the south western corner off Litness Drove.

The land is subject to a Countryside Stewardship Mid Tier Scheme under option GS2 (Permanent Grassland with Very Low Inputs). This agreement is live, terminating on 31st December 2027. Andy prospective purchaser(s) will be required to take over the relevant part of the agreement up until the expiry date. The vendor reserves the right to retain the 2024 Countryside Stewardship payment.

The land will be offered for sale by Informal Tender, with tenders to be submitted by 12 noon on Friday 11th October 2024.
