Description

Occupying a stunning elevated position with magnificent views over the Avon valley, a wonderful, 5-bedroom period family home with an array of outbuildings set in approximately 2.6 acres.

A welcoming period home wonderfully positioned on the side of Buddle Hill, with far reaching views across the Avon Valley that can be admired from numerous vantage points. Thick cob walls, exposed timbers and super Inglenook fireplaces speak volumes for the 17th Century origins of the house, whilst a later extension substantially enlarged the living space, creating a blend of the old with more modern attributes so indicative of contemporary lifestyle fashions. The space and comfort of the house is a theme continued outside, where an array of outbuildings make provision for a studio/gym/home office and various storage sheds and a useful barn. The garden is complemented by good paddock facilities and the proximity and direct access to glorious open forest at Gorley Common opposite. Gunville Cottage also benefits from full Forest Rights.

Buddle Hill stands between the pretty forest villages of North Gorley and Hyde, a particularly scenic part of the North West corner of the New Forest National Park, and the open acres of Gorley Common are directly opposite. Hyde has a reputable primary school, garden centre and shop with popular cafe, The Potting Shed, and a village common that is home not only to the local cricket team but also the ponies and donkeys that happily mingle with local residents. The Avonside town of Fordingbridge (approx. 2 miles) provides a good range of local shops, a building society, leisure and recreational facilities and a first class health centre. Educational needs are well met by the primary and secondary schools within the town, as well as Forres Sandle Manor on the outskirts of Fordingbridge and Moyles Court.

For those seeking a balance between a 'work-from-home' and office-based environment, communications in the area are excellent. The local road network, including the A338 and A36, draws the regional centres of Salisbury, Bournemouth and Southampton within striking distance. There are mainline rail services from Salisbury and Southampton Parkway (90 minutes and 71 minutes respectively) to London Waterloo and international airports at Southampton and Bournemouth.

Those seeking outdoor pursuits will undoubtedly be satisfied by the wonderful location and the glorious walking, riding and cycling countryside virtually on the door step at Abbotswell and Hyde Common. There is a choice of local golf and angling clubs in the vicinity and sailing opportunities abound on the South Coast and at Spinnaker Sailing Club at Blashford Lakes, near Ringwood.

Gunville Cottage is approached over a gravel track to a generous parking area. A pair of wooden five bar gates access to the grounds.

The grounds themselves extend to approximately 2.6 acres and comprise a mixture of garden and paddock. The gardens are mainly to the rear of the property with sheltered patio areas to either end of the cottage which step down to a large lawned area bordered by mature shrubs and hedging, which provide seclusion without obscuring the wonderful views over the Avon Valley. There is a further area of decking between the house and outbuilding, ideal for al fresco dining and relaxing and a superb vantage point from which to enjoy the outlook.

Beyond the main house is a versatile OUTBUILDING , which provides a multitude of facilities and could be utilised to serve a number of purposes, including home office, gym or studio. A door opens into the principal STUDIO beyond which is an OFFICE/STORE with an adjoining SHOWER ROOM. Attached to the rear of the outbuilding is a STORE, TACK ROOM, STABLE and WORKSHOP with light and power connected. A BARN stands beyond the initial outbuilding with sliding doors and light and power connected.

The upper paddock has the benefit of a gated access onto Buddle Hill, from which there is direct access to the open forest of Gorley Comon for riding out. Within the paddock is a further SHELTER/STORE. The remaining land lies to the far end of the plot and is sub-divided into two holding paddocks currently used for sheep grazing. In all the ground extends to approximately 2.61 acres.

New Forest District Council. Tax Band F.

Heating is via an oil fired boiler to radiators. Mains water and electricity. Private drainage.

AGENT'S NOTE
We understand the ancient Rights of Common are attached to Gunville Cottage, including the Right of Common of Pasture which entitles the occupier to depasture ponies, cattle and /or donkeys on the open wastes of the Forest on payment of the annual marking fees.

Leave Fordingbridge on the A338 in a southerly direction towards Ringwood. After approximately 2 miles turn left into Lawrence Lane (signposted North Gorley). Proceed over the cattle grid and turn left. Take the first turning on the right onto Buddle Hill. Continue up the hill and take the gravel track on the left, a short distance past the second thatch cottage. The entrance to Gunville Cottage will be found on the right hand side.
