Agents Note:

In 2013 around the front single storey bay window of the property, vertical fractures appeared where the brickwork of the bay meets the front elevation of the building. In addition was a horizontal fracture beneath the windowsill where the lower brickwork of the bay had dropped and moved slightly forward. Loss adjusters concluded that the cause was clay shrinkage subsidence exacerbated by the effects of neighbouring vegetation and trees.

A structural repair company carried out remedial works consisting of crack stitching of the bay externally. Removal of neighbouring vegetation was also undertaken.

East Lydford lies conveniently between Castle Cary and Somerton, providing good access to other towns including Wells, Glastonbury and Yeovil as well as the A303 that provides good links east and west. Very locally is a useful Spar convenience store and petrol station. For a larger selection of town facilities, Wells and Yeovil are within easy reach. Nearby Castle Cary has the huge benefit of a mainline station with access to London Paddington as well as a selection of shops and services.

The front garden is mainly laid to shrubs and bushes. To the left hand side is the driveway which provides ample off road parking. To the rear of the property is a small patio area with a lovely outlook across the open countryside and farmland beyond. The plot is 0.07 acres.

Directly opposite Grey Stones is a gravel driveway leading to the formal garden (which comprises a vegetable plot, fruit trees, shrubs and flower borders), a triple garage, stable, workshop, barn, paddocks and building plot. The area is 1.86 acres in total.

The building plot comes with planning permission for a single storey dwelling and double garage the plans for which are shown within these particulars.
