The Property
Bourne House was built in 2000. One of a handful of delightful and individually designed family houses. It is built of brick with part tile hanging to the upper elevations. The property offers generous accommodation for a family with excellent light filled reception rooms, a bespoke glazed oak porch with storage, entrance hall and bright landing with access to a mostly boarded and insulated attic above. The drawing room is triple aspect with an attractive open fireplace and French doors to a terrace that is predominantly south facing. The kitchen / dining room also opens onto the terrace via an open and light seating area and there is a good range of matching units and a central island. The utility room is situated just off the kitchen with access of its own and it has space for a washing machine and other units. Just off the hall, next to the kitchen, is a pleasant and comfortable TV/sitting room that could (if desired) be a formal dining room. Also on the ground floor looking out onto the front garden and entrance gate is a study; a useful coat hanging space under the stairs could also be used for wine storage.

Upstairs, a large landing has lovely views looking west over arable land. The landing has bespoke shelving and is used as a quiet area for reading as well as an airing cupboard with Mega flow hot water system and shelving for drying clothes. The main bedroom has a fully equipped dressing room with large wardrobe space (could be a bedroom) and bathroom en suite. The guest bedroom has a shower room en suite. The two other double bedrooms share the use of the family bathroom which is equipped with both a shower and a bath.

Outside
The property is approached from School Lane initially over Cowdray Land (with a perfect right of access) and then over a shared driveway (also with a perfect right of access) that leads to a gravelled parking area adjacent to a double garage and just beyond, to a gate a short path’s length to the front door. The garage has power and water.

Surrounding the southern flank of the garden is a mature beech hedge and exclusive pathway to the front of the house. The garden has been extensively planted and lovingly maintained with well stocked borders and terraced areas which take in natural light and make best use of the movement of the sun all day long. A raised bed the length of the main terrace area has a cascading water feature that attracts lots of wildlife.

The Location
Lodsworth is one of the most highly sought after villages in the South Downs National Park. It has an award-winning village shop, public house, church, recreational grounds with a variety of sports clubs including croquet and tennis, a local micro-brewery, bakery and is surrounded by open countryside. The village of Lickfold is just down the road with the popular local pubs including Three Horseshoes pub, and the renowned Noah’s Ark Inn at Lurgashall.

The towns of Midhurst and Petworth are close by and provide for most everyday needs, whilst Guildford in Surrey and the Cathedral city of Chichester, both with renowned theatres, are within easy reach and have more extensive shopping and leisure facilities. The A3 provides fast access to London, the motorway network, Gatwick, Heathrow and Southampton airports, whilst the mainline station at Haslemere provides a fast service to London Waterloo and the station at Pulborough provides a service to Gatwick Airport and London Victoria.

Midhurst and the surrounding area have much to offer with Polo at Cowdray Park, racing at Goodwood and Fontwell, golf at Cowdray Park, Goodwood, Pulborough and Liphook, motor racing at the Goodwood circuit and sailing out of Chichester Harbour and other centres along the South Coast. There are many footpaths and bridleways in the area for walking and riding.

Distances
By Road: London 50 miles, Midhurst 4 miles, Petworth 4.5 miles, Haslemere 8 miles, Chichester 16 miles
