Description

Standing at the beginning of a highly regarded cul-de-sac of similar homes, this versatile and well-appointed detached house provides most generously proportioned family accommodation in a large corner plot close to the village centre.

The well proportioned accommodation provides a spacious entrance hall with stairs to the first floor and a lovely galleried landing. The inner hallway provides cloaks storage and gives access to the guest WC, utility room and integral garage.

Double doors lead from the entrance hall into a most generously proportioned lounge which has a feature fireplace housing a living flame gas fire, windows to the front elevation and an oriel bay window to the side. Double doors then lead to the dining room, which in turn has double doors leading into the delightful conservatory enjoying a lovely outlook over the rear gardens and having double doors leading outside to a patio which is ideal for al fresco dining.

The main entrance hall also gives access to a spacious family room / study as well as the breakfast kitchen with a great range of wall, base and drawer units providing generous storage. Integrated appliances include an oven, hob, extractor, fridge and freezer, dishwasher. From the kitchen there is access to the very useful utility room as well as to the dining room.

On the first floor, the galleried landing gives access to the master bedroom which has a large en-suite bathroom and fitted wardrobes, two further double bedrooms, one of which has fitted wardrobes, and a single bedroom which would provide ideal office space. These bedrooms all have use of the house bathroom.

This home has been beautifully maintained by the current owner. The whole house had double glazing installed in 2022 and the conservatory roof and windows were done at the same time.

Externally this lovely home is complemented by well stocked gardens which surround the house to all sides. Those to the rear being of obvious appeal to the needs of a family being laid to lawn with a wealth of mature shrubs and bushes. For those with ‘green fingers‘ there is a large kitchen garden which has raised planters for growing an array of fruit and vegetables. At the front of the property there is a deep front garden which is again laid to lawn with low hedging. The driveway provides parking for up to four cars and gives access to the integral double garage with up and over doors.

The village of Menston enjoys an appealing and semi-rural location on the edge of the Wharfe Valley, a short drive from the towns of Ilkley and Otley, and well positioned for the West Yorkshire commuter - indeed from the community‘s own railway station which is within walking distance of Craven Park, there are frequent daily ‘Metro‘ rail services into the local cities of Leeds and Bradford. Menston also enjoys a broad provision of everyday amenities, including local shops, a primary school, churches of a number of denominations, pubs/restaurants, and a variety of sports clubs. Beautiful open countryside is readily accessible, with the rugged moors and River Wharfe offering many an opportunity for delightful walks.
