Description

This detached post war home has undergone a number of refurbishments, including a flat roof extension on the northern side, an extension to the reception space at the rear to add more living space and first floor garage conversion into the principal suite. The accommodation is thoughtfully arranged with wonderful potential for modernisation by the new owner.

The well-proportioned accommodation extends to about 2900 sq ft and is generously proportioned throughout, accessed via an entrance hall with ample storage. This leads to a dining room/sitting room with stone tiled floor and open fireplace, a dual aspect sitting room with wood burning stove and three double French doors with direct garden access, and a country-style kitchen. There is also a handy utilty room with space for laundry appliances, study which could be used as an additional bedroom with en suite shower room, and access to the double integral garage. The upstairs rooms are presented in two wings with the principal suite having its own staircase to the south of the property, en suite bathroom, dressing area and expansive skylit storage. The north wing comprises two good-sized en suite double bedrooms, both with views to the rear of the lovely garden.

Outside

The house is set back from the road behind a gravel driveway and walled front garden: the parcel of lawn to the front is bordered by mature hedges, and there’s an attractive stone paved path leading to a separate pedestrian gate. There’s off-street parking as well as access to the integral double garage, and a side gate leads to the rear garden. The walled garden is a fabulous space which feels very private and is completely enclosed with a number of mature trees and palms providing shade and seclusion. The paved terrace adjoining the house has space for a barbecue, is excellent for outside dining and leads onto the good-sized lawn.

Situation

Boxgrove is a desirable village situated under four miles northeast of Chichester town centre. The historic cathedral city of Chichester has a wide variety of cultural, leisure and shopping facilities including the renowned Festival Theatre, the Pallant House Gallery and historic cathedral, as well as a variety of restaurants, wine bars and brasseries. Local schools include Boxgrove C of E primary, Tangmere primary academy, and independent school Westbourne House School. The West Sussex area hosts various events including horseracing at Glorious Goodwood and motorsports taking place at Goodwood House and the Goodwood circuit. There is a mainline railway station with services to London Victoria via Gatwick Airport (approx. 90 minutes) and the A27 provides access to Brighton to the east and Southampton to the west. To the north of Chichester is the South Downs National Park which provides miles of beautiful walks and cycle routes.
