Description

An exceptional well presented extended link detached home with southerly rear aspect and lovely location next to recreation field within a level walk to town centre. Gross yield of 5.28% possible as an investment property.

THE PROPERTY:

This immaculate property is in turnkey condition, ready for you to move in and enjoy. A generous T-shaped hallway, with a cloakroom and ample storage, leads to a half landing bathed in natural light from a well-placed window. Here, a bespoke bookcase, included in the sale, adds a touch of individuality and practicality.

The double-aspect living room features a distinctive curved window to the front and bi-fold doors that open onto a sunny south-facing patio, perfect for alfresco dining or relaxing. The extended kitchen/dining room is the heart of the home, showcasing timeless Shaker-style cabinets, luxurious quartz work surfaces, and high-quality integrated appliances, ideal for both everyday living and entertaining.

Upstairs, there are three bedrooms in total: two spacious doubles and a generous single, free from the stair bulkhead often found in homes of this era. The well-appointed family bathroom completes the first floor.

Outside, the property continues to impress. The open-plan front garden features a paviour driveway leading to a single garage with light, power, and pedestrian access to the rear garden. The part-walled rear garden is exceptionally private and secure, with gated side access, well-tended lawns, and meticulously planted borders, all enjoying a sunny southerly aspect.

With low-maintenance red brick elevations, sealed unit double glazing, and efficient gas central heating, this home combines modern comfort with ease of upkeep, making it an ideal choice for discerning buyers.

We are legally required to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £60 (incl. VAT), which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us issuing a memorandum of sale directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.

SITUATION:

Situated in a quiet side road next to a playing field and in good proximity to both local schools and other amenities.

Carterton is West Oxfordshire's second town and takes its name from William Carter, a director of Homesteads Limited who developed the town in the late nineteenth century. The town became famous for market gardening notably for black grapes and tomatoes- the latter being sold in London's Covent Garden Market. The first airfield was built in the mid thirties and the RAF took over Brize Norton after the departure of the United States Air Force in 1965.

The town centre has seen a great deal of development in recent years and now offers several large supermarkets and independent retailers and barbers/hairdressers as well as a lending library and numerous eateries. There are five primary schools and several sports clubs positioned around the town.

There is a mainline service from Charlbury (approximately 13 miles away) to Oxford and London (journey times 14 and 69 minutes respectively)
An alternative service to Marylebone is available from Oxford Parkway (c. 17 miles away with a journey time of about 56 minutes).
