Bright and cheerful, the sociable kitchen breakfast room (with a separate utility area) leads out to the dining terrace and has easy access to the gate to the driveway, and there’s a downstairs w.c. Upstairs, all four bedrooms are quiet and comfortable, and the spacious principal room is a beauty, bathed in light with a wall of custom made wardrobes to fill.

Hurstpierpoint has a vibrant High Street with cafés, restaurants, bistros and a theatre which puts on plays, pantomimes, and screens films. For hikers, runners, riders and dog owners the countryside of the National Park is close by - but you don’t have to pay the premium price of being in the park itself. Why You’ll Like It:
Enjoy the easy flow of this family home on a sought after road within a 1 min walk of renowned St Lawrence C of E Primary and the High Street with secondary schools within a short bus ride. Inside all of the improvements are sympathetic to the house including subtle secondary glazing at the front behind plantation shutters, energy efficient windows at the back and landscaped gardens.

With charm from the kerb, this end of terrace house is tucked away from the street behind a pretty garden with off street parking to one side and inside, the hallway with a classic dado rail has discreet under stair storage for coats and bags.
Ahead, the elegant living dining room of 3.94 x 8.40m (12’11 x 27’7) is an inviting space in which to enjoy family or company. A broad east bay almost fills the front wall, the ceiling is high and French doors in the far wall bring the outside in.

With a cheerful east/west orientation it is painted in calm historic hues, custom built cabinets provide stylish storage and an art nouveaux fireplace, which has regularly been swept, could bring a warm welcome, subject to inspection.

There’s a level flow into the kitchen breakfast room which also opens to the garden, ideal for pets or a growing family. Lined with windows it’s bright and cheerful with a choice of lighting levels. In country style in keeping with its garden views and village surrounds, it’s well planned with plenty of space for a family table, ample storage and user friendly working surfaces. Designed for easy maintenance, cupboards conceal power for a fridge freezer and plumbing for a dishwasher, and everything flows from the central gas oven. The vendors are willing to discuss both the oven and the dishwasher and there’s a utility area in the lobby and space for a dryer in the cloakroom at the far end of the room.

Outside, the west facing garden is an oasis of calm surrounded by gardens on three sides. Child and pet secure behind flint walls, creative landscaping has created a leafy retreat with a relaxed country feel. The lit dining terrace is level with the house and looks across raised beds. To catch the last of the sun, shallow steps rise to a lawn where borders have been creatively planted with flowers, shrubs and climbers for all year interest - and it’s easy to look after so you have more time to enjoy it.

At the top of stairs lushly carpeted with thick underlay so no one asleep will hear a thing, the first of the bedrooms is bright and cheerful with garden views. On the first landing, with 2.90 x 2.42m (9’6 x 7’11) it is a generous bedroom for a teenager or a quiet home office where the occupants can come and go without disturbing the main bedrooms - and the bonus is that it is next to the contemporary bathroom which shimmers with an iridescent mosaic border and has a power shower over the bath.

Up a few steps, the second double bedroom is big and bright with garden views and bespoke storage which includes wardrobes and a dressing table.

Spanning the full width of this substantial house, the principal bedroom has 5.12 x 3.68m (16’10 x 12’1) in which to unwind. With restful proportions and a historic fireplace, a broad bay window and tall sash window bathe the room with light and a whole wall of wardrobes provide all the storage you could dream of.

Up past deep attic space, at the top of the house, the fourth bedroom is blissfully quiet. A west Velux frames the spire of St. Lawrence Church and the night sky, this comfortable retreat has space for quiet study, under eave storage on both sides and 4.20 x 3.89m (13’10 x 12’9) in which to spread your wings.

Agent Says:
“Have the best of all worlds in this charming period house which offers a sociable lifestyle, plenty of amenities and peaceful nights within walking distance of open countryside and easy reach of the sea, Brighton, Burgess Hill, Lewes and Gatwick.”

Owner’s secret:
“We moved down from London with a toddler and another baby on the way as we wanted easy access to the countryside (The Fields are just behind the Church a 2 min walk) but also needed to be near a station for work. The location has been brilliant with everything on the doorstep from cafes, bistro pubs butchers and grocers to a library, doctors surgery, a dentist and a chemist. The primary school is over the road and there’s a bus route to the secondary school (which we didn’t know before we moved!) We have been very happy here and love the way the house opens to the garden in the summer, whilst in winter it is warm and welcoming. The level flow is perfect for family time or for entertaining and for parties two recreation grounds are a 2 min drive – and they are very sociable with joggers, dog walkers, playgrounds and sports facilities, and one hosts an annual summer fair. This is a lovely village to live in, safe and quiet with friendly neighbours, the sea is easy to reach and great when we had a growing family the area suits us now we are older.”

Popular with families and professionals as you can walk to local shops, cafes and restaurants as well as recreational grounds which have sports facilities and a playground- and the primary school, a short walk is Ofsted rating good at the time of writing. Surrounded by other towns and villages which offer amenities like cinemas and stations, there are plenty of footpaths and bridle paths on offer for countryside walks and rides and the footpath from behind the church on the corner takes you directly onto the National Park in minutes.
