Council Tax Band - C - Average from 01-04-2024 £1,898.54

Proprty Description - As you approach the property, you’ll find a block-paved driveway providing off-road parking for up to three vehicles. The low-maintenance front garden, laid with slate chippings, adds a touch of charm to the exterior.

A composite double-glazed door opens into a welcoming entrance hall, laid with stylish wood-effect laminate flooring. The hallway features a handy storage cupboard for household items and provides access to the loft, with an additional loft space in the extension.

The open-plan kitchen, living, and dining area has been thoughtfully reimagined by the current owners to create a bright and versatile hub of the home. The kitchen is fitted with matte-finish wall and base cabinets complemented by a brick-tiled splashback. Integrated appliances include an induction hob, electric oven, and dishwasher, with additional space for a freestanding American-style fridge freezer. A breakfast bar doubles as a dining and preparation area, while the lounge area offers a cosy yet contemporary setting with downlighting and a concealed storage cupboard.

The conservatory, accessed via the lounge, has been upgraded with insulated roof panel inserts, providing a functional space to enjoy all year round. Patio doors lead onto a decked terrace, creating the perfect spot for alfresco dining. The garden has been designed with low maintenance in mind, featuring a large artificial turf area and a sunken trampoline for children. A stylish timber pergola offers a shaded retreat and can be decorated with lighting to enhance the atmosphere. A timber shed provides additional storage.

The current layout sees the primary family lounge utilised as a spacious double bedroom. Featuring the same modern laminate flooring as the hallway and downlighting, this room also boasts a large alcove ideal for fitted or free-standing wardrobes. It could easily revert to a reception room, with its views onto Coed Y Gopa woodland providing a picturesque backdrop.

The second bedroom is a generously sized double with ample space for freestanding furniture, while two additional bedrooms in the extension are also well-proportioned and versatile.

The extension includes a shower room with a walk-in shower cubicle, WC, and a hand wash basin with storage options beneath. This space doubles as a utility room, offering plumbing and power for washing and drying appliances.

Located within moments of Abergele town centre, the property is close to local schools, parks, and woodland walks, with excellent access to the A55 for commuting.

Services - It is believed the property is connected to mains gas, electric, water and sewage services although we recommend you confirm this with your solicitor.

Abergele - Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
